Midwest Mortgage Services - and other real estate service companies, signing agencies, title companies, etc. contact notaries in states OTHER than their home base, in this case with Midwest it is Missouri. There is a property located in Missouri, but the owners live, in this case, in Georgia, and they want to sell the Missouri property. So Midwest (Mr. King) contacts a notary in Georgia to see if she or he can take the documents to the people in Georgia who want to sell their property, home, business, etc. in Missouri. It might be that people in Georgia want to buy property in another state, or refinance their home or property in another state – whatever the owners who live here want to do, the state where their property is determines the paperwork necessary to make it happen for that state, and the notary takes the documents from - in this case, for example - Midwest Mortgage Services in Missouri - to the people living in Georgia for signatures. If the property was located in, for example, Missouri, and the owners, or sellers, lived in Missouri, then Midwest would reach out to a notary in Missouri to sign the documents to make the sale or purchase (or refinance), etc. happen. If the owners live in another state, a notary is selected from that state to make the sale or purchase, etc. happen for the home state,

@ NOTARY_NARAYAN Thanks for you feedback, I am going to check out some of those agencies out. So in addition to your fee you request more for scan backs? I must keep this in mind. I know that I have been low-balling myself and I have decided NOT to do that anymore. How do you handle distance?

You are forgetting that as wonderful a job as you do, there are bunches that don’t. There are newbies who need the additional information and there are just those people who don’t follow directions who need to be “guided”. So, although I don’t bother to read most of the junk instructions they send (sometimes pages and pages) and although I don’t call when I get there, when I pick up my pen, when the borrower sneeezes, when I walk out the door and when I walk back into my office, I will give them a courtesy call when done, to let them know I finished.

Actually we work for title companies in most all states Penny. The file you closed, and did an excellent job, just happened to be MO property.
Yestrday we had closings for title companies in 22 different states.
We do try have a 5 year minimum experience level, subject to my review and approval. In areas with few notaries /low density population I may make an exception. I carefully choose every signing agent but we use the same agents again when we can. Saves time and there is no hestation or mistrust from the notary regarding my company or whether they will get paid. My regulars just get a text with a date and time that they reply to, and then the confirmation via email.
While we appreciate the eagerness of a new signing agent, our experience has taught us that regardless the background, real estate or mortgage, there is no substitute for experience in a signing agent.
This is not a job that you can take an online class or two and start tomorrow and expect to reap huge rewards and fees the same as a seasoned veteran. It is a combinaton of document/state law knowledge and people skills that few have “out of the gate.” Our nationwide error rate is less than 2 %. That is very low, but that is because of these guidlines.
Everyone is new once. I certainly understand this and am happy so many people are looking in to this career. I enjoyed my many years as a signing agent and wish everyone well.

Its quality of job that matters, not the quantity of jobs performed does not equal quantity of the job. Take this from me from someone who has evaluated / hired people. It’s their ability to comprehend and perform the job that matter. IF they have that, such a person is trainable to become a star.

** BE like the MLB / NBA / scout, who can spot a talent rather that the GM willing to sign up an expensive star player , who might end up in bench on injury.**

Notary signing agent job is NOT ROCKET SCIENCE … and please stop making it to be such.
Notaries who are not attorneys cannot advise or interpret law. So if they know or do not know state law, much of it is pretty common across states when it comes to acknowledgement / affidavits/ jurats, Identity.

                       SHARING a great story 

Last week, I was contacted by a agent from notary cloud & and she kinda sounded very desperate as notary was not available and it was Friday, very late night refi signing ( 1030 pm /11 pm ) signing for $100.

I immediately looked up the review and told her, that notary cloud does not have a good reputation online & they have payment issues. I told her, I can take it up , provided , she meets two of my conditions. I was kinda tired, ready to sleep.

I countered with a FIRM “Take it or leave IT” $250 ( as this was on Friday night at 11 pm) and she agreed to it. Then my next condition was that , I NO LONGER PROVIDE 30-45 and beyond days credit for notary services. MAX OF 7 days FROM SETTLEMENT. Take it or leave it. She agreed to that also. So here my condition was met and i defined what it was worth for me to step out at 11 am. The drive was less than 15 mins away.

If i was haggled with, I was prepared to drop the phone and let the order go elsewhere. It just was not worth my time and in-convenience. They however sent me and email with the order with $ 100, I asked for it to be corrected and updated & resent to $250 fee. I do not take oral approvals and always demand something in writing. It was resent for $250.

They accepted. I completed the job and eventually, emailed scheduling@villagecapital.com with invoice and w-9. Check arrived within 5 days of refinance settlement. i deposited it in bank and thought to myself. What if i got panicked by the bad reviews of notary cloud that I found online.

So …> your takeaway from this should be.

I got paid $250 for a late night refi within 7 days. Just deposited the check yesterday.

I think that’s great, however, it’s possible they may have not mailed the payment on time as well and you could have been chasing it. Did you have a back up plan? Just curious.

This is exactly my plan. I only want to make 48k a year until i quit my full time job. However, my availability is Tues, Thurs, Friday, Saturday, Sunday. 5 days, 2 closings a day, $100? I will definitely take it! That is not even including my GNW, Immigration Form Specialist, Field Inspection, and Process Server jobs I get! YOU GOT THIS!

Why should I jump through hoops for a company that can’t tell me if they will actually give me any business?

Thank you. I was told I could not do their closings and I have over 1000 closings in my L.O. career under my belt. When Rick told me I needed ‘more experience’, I was polite and professional and moved on. I provide excellent service and I know the mortgage industry. I possess quantity and quality! And I did appreciate your post.

Debt signings ARE bad karma. The first time I saw a debt signing package I sent it back and explained that my morals will not permit me to do this signing & have never even considered accepting another! Sadly, people get desperate and are not familiar with credit related information.

I too sent in all of my information recently and still have not received or heard from them as of yet I will try again.
