Purchase Transaction in Canada

Has anyone ever handled a purchase transaction in Canada? I received an inquiry from the buyer who is here in my state but buying in Canada. Canada does not use title or escrow companies, but lawyers and notary publics to handle their transactions. So the notary being used has sucky mixed reviews. Trying to decide if I should even bother. AND, not sure how I feel about receiving docs if they are not sent securely. I did verify that it’s a legit notary though. What’s you input/experience?

My only input is the acknowledgement has to follow your state’s requirement, and if you have questions about how to complete anything call Title direct.

I have also found in the past that reviews aren’t always accurate. So there is that I guess. Documents should be sent securely. But I have also handled transactions direct from Title Companies that were just attached. The main thing is to have a good software in place that only lets you open cleared attachments.

If I’m asked to email documents I send a link to my One Drive and load them there without a password.

Notaries public is the plural of notary public.

In general, a document in one country might not be accepted in another unless it has an apostille. The document(s) might have to be sent to the appropriate state agency, usually the secretary of state. This would slow things down compared to the buyer going to Canada to sign.

Never did a signing for property in Canada, so my only advice here is:

With the document going out of the country, find out if they are going to require an apostille for every document notarized.

Update: The notary in charge didn’t respond quickly enough (actually, not at all) to get the transaction done before I went out of town. It has now been completed by someone else. Never figured out the process. Thanks for your input.
