Seller doc question

What goes in these lines?

I think the first line I should put IRS and on the second land? not sure…

“Buyer” to insure title to the property.

Also e. that’s “the title company”

@cheryl_1_angel To ensure that you’re serving your client(s) => Signer(s), Title/Escrow Company [T/EC], etc., it’s best for you to reach out to the hiring entity & pose your query.

.

This effort will enable you to professionally & accurately complete the document package in the manner that best serves them.

Plus, it will allow you to avoid a “fix” scenario . . .

As cNsa5 posts: It’s best to ask the title company how to fill in those blanks.

My guess would be:

c. title company name
5. title company name

Again, only a guess and not to be taken as fact. Please, please ask the escrow officer – and then let us know.

Well, I asked and they said leave them blank…my first thought was when I notarize no blanks were supposed to be left…

@cheryl_1_angel :tada: Thank You :tada: for returning & posting the results of your Research with the hiring entity.

Yes, sometimes

“Please leave it blank”

OR

'“Please leave it blank if you’re uncertain”

is the guidance/instruction received.

Regarding your 1st thought, always consult the Notary Guidelines/Regulations for the State you’re located within for the definitive insight on that scenario.

.

NOTE: Some states are absolutely definitive that NO BLANKS are to remain and some other states are more flexible . . .

As a result of your efforts, you’ll be able to provide your client [& the signer(s)] with a flawlessly completed document package! Excellent work!

Nothing. Title will fill it out. With the Title Insurance Companies info. And not every seller transaction may even have a title insurance company involved. So you leave it blank.

Thank you for your information
