How do you package your loan for the borrower?

What do you put the borrower’s copy of the loan in? Manila folder? Binder clip? Envelope of some sort? Links to least expensive options are appreciated :slight_smile:

I used to put borrowers’ copies in a manila folder held by a binder clip with my business card taped to the outside; also put the in the following order for their ready reference:

Right side of folder in clip:
NORTC (two signed copies for each borrower/person of interest)
CD
Note
Security Instrument
1003

Rest of supporting documents under them

On left side of folder I stapled or clipped the Amortization Schedule and the First Payment Letter (FPL on top).and the appraisal if provided.

Manila folder – usually stock up when on sale. If I’m meeting them in a public location, I might use an overnight carrier’s envelope so docs are less likely to go flying all over their car on the way home.

I used a Binder Clip, inexpensive and holds their copies securely.

I used to use legal size manilla envelopes but they got too expensive with the number of signings I’m getting. I now use much less expensive lightweight but very strong envelopes I get from Amazon at https://www.amazon.com/gp/aw/d/B00007MPMI?psc=1&ref=ppx_pop_mob_b_asin_title

I put them in a rubber band and give to the signers, I still don’t make enough for extra spending on manilla folders :woman_shrugging:t2:
I do put the most important documents on top.

I use the title companies marketing folder(s) with their name and place the business card of the escrow agent on the inner pocket of the folder. If I’m providing a copy for a client of a signing agency, my business card and documents are held together with a binder clip and placed inside of a manila folder with their name on the outside.

Try not to over think it, I wouldn’t bother going through and pulling documents out or trying to rearrange them in some type of order (that’s just me).

I learned this from another signing agent. I get a supply of the thin cardboard type FedEx or UPS shipping envelopes to put the borrowers copies in…at no cost to me. If I have a package that won’t fit then I’ll use a manila envelope

I do it this way so I do not get the documents mixed up, the copies for them and the copies to sign. Also, I write the date on the envelope with their name on it. The signers can write notes on the envelope as they go along.
