In New York, acting as a witness and a notary for the same document is allowed in some instances (newer POAs for example), but not advised in other cases, especially on real estate documents. It’s best to check your own State law before agreeing to this. When in doubt, get someone else to sign as a witness.
You can - as long as it’s allowed by the notary laws in Montana. They’re just telling you it’s acceptable to title and lender. I see you previously said it’s allowed in Montana so you should be all set.
