Bloated Refinance Packages

Lots of title companies don’t accept the paper envelops because the tabs can be caught on something and come open in transit. Those envelops also have a 50 page limit. I recommend keeping polybags on hand for anything over 50 pages. And when you use the paper envelops be sure to tape down the tabs. Save you headache down the road.

Yeah I always tape over the closure for the envelope. Fed-Ex, here anyway, has the paper envelopes that will hold over 50 pages and that is what I had, before the poly bags arrived this week.

I don’t know why you would think we would double our fees when the extra work is for additional time and paper only. Since it is the same trip, there would be no reason to expect two full fees.
And BTW, the QC deed was from one spouse to the other, and the transaction included the new spouse, so extra work is more than just one QC. 21 notarizations! In my state I am permitted (but wouldn’t expect) $315 for that alone.

Keeping in mind (on the subject of QC Deeds only) - they’re used for any change to title vesting…so many times, witnesses will be required for this one document that would not otherwise be needed. THAT, to me, is where the problem lies of undisclosed QC deeds…having to round up two witnesses when you had no idea you’d need them

Witnesses, I believe are only required in 5 states for a deed. Connecticut, Florida, Georgia, Louisiana, and South Carolina. Not an issue for a refi in my state. I have encountered this in the last couple of weeks on a sellers package out of Florida. Unfortunately, more and more I am seeing that they are making the notary responsible for the witness.

May I ask who the Signing company and the Lender is so if I choose to I could avoid taking a job from them unless I’m absolutely bored! :joy:

Many, if not most, times when dealing with schedulers, they really don’t know the details of the transaction. They simply offer their standard fee, based on the information provided by the title company. All in all, I’d say that refis are the least “profitable” signings, based on total time expended.

I would never accept a signing that makes the notary responsible for providing the witness. If I only found this out after accepting the order, I would give it back. There are certain things for me that are non-negotiable. Bringing a witness with me is one of them.

They’re making the notary responsible for it ONLY if the notary allows it. You can always tell the hiring party to have the signers procure their own witness(es), or you can relocate signing to a public place like a coffee shop where the signers can grab a couple of witnesses, or you can turn the assignment back for re-assignment. There’s always a choice.

I had a reverse mortgage with 3 owners, 40+ notarizations, don’t remember how may other signatures and initials, and over 300 pages. Took us almost 3 hours! I had no idea that package was so big!

I just did 2 2nds on investment single families. 186 pages each. Nuts.

We aren’t ever required to check a title with county.

And no one should take a real estate class because it encourages notaries to get way out of their lanes.

That’s just my opinion.

If you’re speaking about my original post, I understand why the QC was generated. The problem for the signer was his wife was never on the deed of the house. His frustration came because he had provided the lender the necessary documents to show she wasn’t on the deed. On top of that she was not scheduled to be at my signing and I found out later that she never was scheduled to sign at all. The lender ended up having everyone resign everything because they had screwed this up so badly.I never mentioned the title company in that post, it was in response to someone else’s comment in a later post.

Several of my title companiee said no poly bags as it costs them more. Unless it is over 200 pages, i use legal size cardboard envelopes. I also use binder clips. For big packages, i will split and use 2 binder clips in one envelope. My fedex has never asked me to use anything else, but as packages grow, i will be asking up front. Good point on the boxes. Title needs to pass that along to lenders who triplicate everything.

It’s padded poly bags that cost more. And the boxes cost the most.

Binder clips are great. I stock a lot of them all sizes.
