Can any notary public notarize mortgage documents or only loan signing agents can?

I’m a bit confused about loan document like mortgage. Can any notary public notarize mortgage documents or only loan signing agents can? I’m just wondering if I’m required to obtain additional certification in order to notarize loan documents.

Over the years of having successfully completed nearly all the available training programs, I only recommend the very Best (see below). This training amounts to a few hundred dollars. My personal experience:
When I initially started performing this work, it was unequivocally clear and painfully obvious that if I wanted valid, trustworthy training that I’d need to find a professional training program. The existing business owners explicitly stated that they saw others as the competition.

At that juncture, I successfully completed MULTIPLE training/certification programs including Notary2Pro & NNA and many others. I have extensive experience in skill sets that require certification and recurrent evaluation tests; i.e., I’ve maintained my Project Management Professional [PMP] certification for more than 20 years. So, I understand what it usually entails and the elements that should be included within a comprehensive training program.

Regarding the NNA training specifically, it’s lacking across multiple topics & categories. Many NNA “graduates” choose to take additional training courses elsewhere, because they sense they’re insufficiently prepared. Their primer has errors throughout. Their hotline is less than reliable for accurate responses.

In my experience with undergoing the multiple training programs for certified notary signing agent [CNSA] certification, hands-down without question, Carol Ray’s Notary2Pro training programs are optimum in this industry. Any notary can notarize loan documents, if someone asks them to, and if the title company and lender are satisfied with the notary. But the lender and title company aren’t going to accept a notary unless the notary has suitable qualifications, such as a training certificate from some organization that offers loan signing agent training. NNA is the best known; I’ll let others talk about the quality of these organizations.

The other ways to get in on the loan signings is to be an employee of a lawyer, bank, or title company, but if that applied to you, I imagine you would have someone in your organization to talk to.

The loan signing agent training is not recognized by any of the state Secretaries of State. So it isn’t a legal requirement. Don’t confuse loan signing agent training with the training that some of these organizations offer that’s required before you can become a notary in certain states, or mandatory state-required continuing education when you want to renew your notary commission.

In most states, a notary signing agent is a NOTARY PUBLIC who has received training on how to present loan documents.

Every signing agent is a notary public, but not every notary public is a signing agent. I recommend NNA certification as a signing agent because it has become the gold standard for most hiring companies.

Hey, Mr.Ashton. Thank you for your response. Can you define what you mean by title company and lender are satisfied with the notary? Did you mean they accept notarized documents from this notary? If title company and lender are not satisfied with the notary, does that mean the notary cannot notarize the documents? I just want to make sure that I ‘can’ notarize a loan document when a client asks me to.

Some title companies or lenders have lists of notaries that they approve. If they’re assigning the notary themselves, of course they’ll assign someone from their list. If they use a signing service, they’ll arrange for the signing service to assign someone from the list.

I once had a lawyer who was representing the signer at a closing that the lender or title company wouldn’t let the lawyer use a legal secretary from his office.
