Yea, it’s kinda a time-gated, information-locked type of work; whereas it’s harder for newbies to get in. This is the main reason why I wrote the title topic specifically targeting newbies; I’ve come across the course selling agendas by veterans; I understand the purpose but newer notaries are cash strapped and trying to gain experience and more importantly get customers!
South Miami- Miami beach to be exact, a lot of competition with no information sharing!

Some quick suggestions if you haven’t done them already :
market on your vehicles ( get a magnetic strip that can be removed with your business on it )
use all free services - google business profile, yelp, and learn the keywords in your area of what people are searching for.(pertaining to notaries)
(buy appreciation gifts or marketing retention materials)
I bought these led lighted color-coded pens to give to my higher-tier clients which have my business name, email, phone number, and website inscribed on them so they always know to call me. And everyone loves a good pen…(marketing and retention)
Use square payments because it forces them to email you, provides an email list, and most importantly it really shows your a real business by giving very easy payment options. I prefer square over most because it also forces the client to write where they want service, unlike calendy. (less work for you)
The Florida Notary Primer from NNA…Follow it and protect your commission!!!
Not required by law in Florida, however; I will not stamp anything without a journal entry especially for more critical jobs like divorces and marriages, health deeds, etc…I even require a thumbprint_–remember we are commissioned to deflect fraud and this is Florida!!!
Not to rain on this post, but a reminder to always follow your state’s regulations on fees. UPS is facing a class action lawsuit, being accused of over charging notary fees beyond the state’s fee limitations.
To prevent any misunderstanding I itemize my invoices/receipts to indicate the notary fees and travel fees separate line entries. I don’t list my travel fees as a convenience fee.
@Aceiswild2k6. I agree that helping each other should not be looked at as a threat. I plan to move to Florida in a couple years. I am in DC, Maryland VA area. I will be looking into the process next year.
Honestly, I think it’s luck. After I completed one signing I got the offer. Problem now is that they are trying to recruit me to work for their Title Co only. They want to discuss this at lunch. I don’t want employer. I escaped the corporate world for a reason. I am willing to be their exclusive real estate closer if they give me the annual income that is hard to refuse. I have the fee I want for them so we shall see, I’m just going with the flow.
A hard decision must be made. I can’t put all my eggs in one basket either. I like the freedom of working with different title companies, if one sucks I can alway fire one.
I discussed this with my husband. An opportunity has been presented. I have to be very careful to not say “No” too quickly. I must assess the future of this NSA business.
I will work for them exclusively under their title co if I can still keep my freedom to take off anytime for my vacation, take or give back assigning according to my schedule. And I promise to provide first-class real estate closing every time.
Such a great reminder! I agree, it’s about getting in where you fit in. I’m relatively new as well and I initially invested in my NSA because it was my understanding that loan signings were the highest paying assignments. However, once doing a few of them, though very well paying, I discovered that I didn’t like the costs and labor that came along with it. Although minor, the bulk printing, prep work, commuting, and shipping responsibilities didn’t suit my taste for an easy part-time venture with my full-time work being so demanding as is. So, I decided to focus on general notary work opportunities like electronic I-9 verification assignments for remote employees. I average $30.00 per verification for roughly 10 minutes of data entry, not bad being that this service requires no equipment or resources other than my laptop or smart phone and fuel.
While lower paying than loan signings, it’s less labor, time, and resources intensive and I get anywhere between 10-20 service requests per month (keep in mind I just started)–not bad for part time work and the ability to form long term B2B partnerships with various notary services and Fortune 500 organizations at the same time. I’m grateful I’ve found my little niche. I’m going to look into immigration forms specialist training next.
Thank you for your response, I didn’t even know that. See we can all help each other, especially newbies. It seemed everyone just focused on loans signings when I know I made just as much doing less work; with repeat business customers; so I do encourage newbies to look at all options; there are soooooo many!! less cutthroat and vicious comeptition …
This is why I love my freedom being an independent NSA. Today is very dangerous day to be on the road. It’s snowing, cold icy slippery day. It was dangerous last night I almost didn’t make it home after my last closing 7pm. Terrible, saw so many accidents. God was watching over me for sure, I got home safely. I called titles immediately while I was still sitting in my car shacking last night. I gave back all my closings for today worth $800. School closed due to weather conditions. I love this freedom of taking the whole day off without any problem. I just need to drop off last night’s loans at UPS later today, then I’m good. I am enjoying my time hanging out with my husband and daughter and play chess today:) I just hope that those dedicated notaries who are out there working today are safe and get very good signing fees.
