Ghosted by a signer

Had a signing where the signer contact had calls going to voicemail but voicemail was full and texts were not acknowledged. Hired last Friday. Signing was yesterday - advised the hiring company I thought my number had been blocked, was finally able to reach the signer Tuesday when he informed me he had TUESDAY off and could sign at 10am NOT Thursday when he worked. I asked when Thursday he was available I agreed to meet him at 7pm.

The address I sent a note to the closing person and told them I needed the zip code verified because I didn’t think there was that address, GPS pulled it up in a different location - no response. So I went where the order said last night.

No house on that street with that number. Called the signer, no answer voicemail full. Sent a text, can’t locate your address, need assistance. This was ten minutes before the appointment. At the appointment time I texted, if I can’t get a response on where you are located, we won’t be able to sign these documents. No response. Called the hiring company, no response, emailed their "support email contact’ no response. Waited another 40 minutes with no one responding. Finally closed the appointment as canceled signer did not show.

What else could i do. I didn’t get a vibe the signer wanted to sign anyway, and the instructions said one thing but the paperwork another.

Never happened to me before. Called it a day. Sent an invoice for 50% fees for a canceled order. Still have received no feedback from the hiring company.

Not a big fan of signing subprime refinances. Maybe this was just buyer’s remorse the guy changed his mind. Never had anyone just ghost calls and texts. How about you?

Not to the extent you described, but I’ve had non-responsive signers. I make a point of including any message I get to them that if they do not call me and I do not speak with them directly prior to the appointment, then the signing will not take place - also send similar message to hiring party.

I am very rural where I am - I refuse to go out blind. IMO, if you want your loan you WILL call me back to get the preliminaries out of the way and confirm your address and directions to the signing location. If not, oh well.

I just do not like printing 350 pages between the two copies, then I have to shred. Usually signers are glad to call back because they want that loan. This loan required big cash to close and I had sent the message that we can’t close without payment or proof of wire being present. When the guy refused to respond I had a bad feeling from the get go. And when the hiring company is non responsive that’s really another red flag to me. Especially when I emailed the closing contact and said “this street address appears in x town not in y town”. I knew the street in the town they named and had this feeling it was wrong but all the documents had it by that town and sure enough it was wrong. And if you text someone and say “if I don’t hear from you our appointment is canceled” and they fail to respond? They either don’t have cash to close or are looking for a better deal. Oh well, is right.

I’ve had those types of assignments. It happens a lot with mortgage modifications loans orders. Most companies instructions us to go to the location, regardless if the signer takes our phone calls. I been to the residences and nobody home. Companies wants us to wait 30 minutes at the residence. If it’s a “no show”, I usually get paid a print fee and trip fee. I have learned not to get stressed or upset. In some cases, the company compensated my full fee. I have driven up to a hour and had a “no show” and received the full fee. Same holds true, when the signer refused to sign the loan documents. I have no vested interests, if the signer home or not. So it’s not a loss and that’s what we are hired to do.

Yes, had this happen to me before, almost the same scenario but the signer finally text me back when I said I was on my way. The signer could have told me this at 9:00 am when I started first trying to contact him.

I shipped the unsigned documents to the SS using their FedEx label when both the signer and SS ghosted me.
