Heads Up for Superlative Signings

I know some of you probably work with this company & have no complaints, but something happened yesterday that shouldn’t have. Especially to the newer notaries coming on board…here is the bad experience.
1st Red Flag: I was contacted for a job 34 miles one way (45 min drive). They sent a low bid out. I countered. When they sent the order thru it was $5.00 short. Ok, just $5.00 but it was my $5.00 & I saw this as a power play. Told them to add the $5.00 or reassign. They added the $5.00
2nd Red Flag: I receive a text that the paperwork is ready. I printed both copies and had everything prepared. THEN I receive a text that there was an additional paper that Title had sent over and wanted to know if I would accept it? (If it’s part of the package, just say so)
3rd Red Flag: I receive an email with the document attached. Asked why it wasn’t downloaded onto the platform and was told this was easier.
4th Red Flag: Document was one paper; was marked 2 of 2 & only showed a line for Seller’s signature. (This client was receiving $170k+ for the sell of a property in another state.
5th Red Flag: When I asked for page 1 of 2 they scuttled. Told me that I didn’t have to worry about page one, etc…
6th Red Flag: I told them I wasn’t a point and sign notary, that I presented complete documents for signature. That made them mad.
7th Red Flag: Told them that since it did not require a stamp that I would give it to the seller and if he wished to sign fine but I would not present it as a requirement. If he signed I would then email it back to them…I would not, scan it into my return documents.
7th Red Flag: A chastising email was received, and I explained that completed documents were necessary & part of preventing mortgage/sales frauds. I was not “accusing” anyone of anything but neither was I giving exception to anyone.
8th Red Flag: We are about on 6th email and I’ve already told them to reassign the order. I finally put it very simple…I didn’t care if the 1st page had a recipe for corn pudding, I needed to see it. They were furious!
9th Red Flag: Agreed to reassign, (instead of just providing page 1)
10th Red Flag: Contacted me again and said they would forward page 1 to me for me to complete the assignment. I explained that I could not make their appointment time as I had already accepted another assignment. (which was true, I wasn’t being spiteful)
**They agreed to reassign.

I contacted a paralegal from a law office that I work with on a regular basis. Explained the situation and asked if I needed to call an apologize. She said absolutely not!

This was Superlative Signings, and I was working with Kristen. For the new notaries, do not let anyone manipulate or intimidate you into doing something you are not comfortable with. If I had gotten that man to sign the paper and then scanned it back with the other documents, guess what? The paper trail would have started with me if there were any repercussions. BEWARE! Maybe Kristen was on the up and up, but we don’t know who she had contracted with. She might not have recognized the numerous issues has having any real problems. Maybe she was being manipulated and intimidated.

Agree. An incomplete document is a hill to die on.

Absolutely sounds hinky! Never allow incomplete docs and when they get mad that you won’t - there’s something else going on!

Sounds way hinky. So much fraud in real estate. If they had offered a realistic pay, i would have googled the title company and spoken to someone there.

Interesting that you post this because I have seen LinkedIn posts from the owner of that company touting his signing service to prospective title companies. In his videos he expresses how he does things the right way, vets his notaries to make sure they are trained and know their stuff and so on an so forth.

That’s funny. I billed for printing, (knowing full well that wouldn’t work) but I did want to see his reaction. He replied personally. I’m keeping all the emails. I had only worked with them a couple of times; I sincerely believe he thought he would be able to manipulate me. I do not fully understand the situation but am smart enough to know when something is wrong. His girl actually told me that she couldn’t have me emailing and getting in constant contact with their client. I informed her that she was the only one blowing up the internet with the bombardment of emails she was sending me. Absolutely nothing professional was shown to me! Like I said, I looked for the out so I could call and apologize to them if it mandated I do so. They can’t say that. I will not deal with them ever again.

I see all the obnoxious Instagram videos he makes where he acts like they’re the most honorable company on earth. Interesting, because he once stated in a video that a notary should act like an extension of the escrow officer and go through the Closing Disclosure line by line. We were always taught to review the highlights of the CD with the signer. We’re not expected to go through every line of costs. I had a little disagreement there with him about that. Also, I find he is very condescending towards notaries. He has said that anyone not training with him doesn’t know what they’re doing. And he often shows videos of people with blindfolds on, saying that notaries are clueless unless they’re with his company. And his videos are really bad – he’s basically yelling at the camera about why he’s the best. It looks so offensive. I can’t believe that companies sign up with him.

Yeah something about him rubs me the wrong way. Fortunately, I’ve never done a signing for him.

He pays low and the 15 pages of dos and dont’s is over the top. I have only done one and swore I would never do another.

With the email copies…should I report him?

I just went through his reels on FB and every one of them is creepy because he has photos of blindfolded people (notaries) and I don’t get the point of it. So negative, creepy, and angry about what he calls “random notaries.” I wouldn’t work for him based on those aggressive, angry reels of his.

I see orders posted every now and then on Signing orders, but the profile pics & order details just seem weird like one of my children created it. I am not meaning to ridicule anyone, but it seems like Superlative Signings is trying to take advantage of unexpecting notaries that are wanting to add depth to their resumes, because it cannot be the money.

Thanks to all for the heads up!
I’ve had my direct clients many times offer up a signature page only and I always ask for the complete document. They always comply. I believe it’s more about privacy in their case than deception, as their documents are usually good. I let them know I’m not required to read their document, but I need to see the title and preview for blanks.

This client was selling and making $175k. Superlative wanted the paper trail to implicate me should something happen along the way.

I told them I wasn’t making accusations but neither was I making exceptions. All they had to do is provide page 1 but they preferred 6 additional emails.

Creepy is right

with all the fraud and crazy stuff going on, you made a very professional decision…thanks for sharing.

WHOA, you are a notary not a policeman! 1) the documents we notarize have to be complete, 2) documents that have blanks or are incomplete are not our concern if they tell us so. LET me put it in another way, we work for them, while we must not allow them to compromise notary laws or best practices, we should were possible follow their directions.

WHOA to you sweetheart! If you’re notarizing incomplete documents you could be found culpable of perpetuating a fraud. Find one state that is not explicit on this and I’ll apologize to you.
The statement…I just notarized what they gave me…is not a defense. Beware before someone like Superlative throws you under the bus. Get more familiar with your responsibilities and interpretations. You are bound by law. I did not tell them no; I asked for a complete document! Your statement is concerning…exactly why I posted this. There are those who don’t realize. SMH

Good that this was finally reassigned. It’s clear that there was not a good match between you and the signing service. They are not used to notaries doing the nitpicking on them. THEY like to be on the giving end of that.
