Missing PUD Rider

I received a call from the Title Company today saying the PUD rider was missing from the package. The PUD rider was right after the Deed and right before the Right to Cancel, at about page 59 of a 140 page document.

Not only was the rider missing from my scan back copy, it was also was missing from the customers copy. The customers copy I print out and put in an envelope. I don’t know how 2 pages disappear.

The title company says I have to go back and get the document signed. The document’s were signed at their vacation home about 1 hour away. They are now at their permanent residence, about 3 hours away.

I asked if the homeowner could just sign the documents and send them to them to the title company, They are saying no, because the PUD rider is part of Deed, a notarized document.

Any advice. I really don’t want to drive 6 hours to get 2 signatures.

UPDATE: I thought I had deleted the original downloaded docs, but found them on my backup computer. THE PUD rider was not in the original docs.

The PUD rider is in the current docs they have stored on the platform. Interesting.

You better demand a full fee! It is not your fault. It is not your job to make sure that they do their job correctly. But perhaps learn to recognize what document required in a certain type of loan closing. Always review docs before print and prep, so that you will know what’s missing and as a courtesy you can inform the title company immediately. In this situation do not drive six hours round-trip. They can easily locate the nearest notary near the clients and have that document resign or the whole package resign.

Oh and never print docs until you are 100% sure that they are all fully uploaded by the lender/title for you to review and print!

Is the Deed of Trust you have in your package noted to also need a PUD Rider? Should be a little box checked, usually on page two. If that box isn’t checked, you’re golden since the rider would not have been included–further supporting your findings that it wasn’t in the package you were first sent.

Don’t budge an inch on this–unless the client is so important that you’d don’t want to risk the overall relationship. They can surely send the PUD to the signers by FedEx or UPS, with a return envelope and leave you out of it.
