I am a brand new loan signing agent. I have everything you need in Maryland (TIPIC included). I feel extremely unprepared despite all the training I have done. I watch tons of free content/paid content on how to conduct signings. I have performed one HELOC but have not heard back whether it was done correctly or not. I do not think it is a lack of preparation just a lack of experience, since I make absolutely positive to read through every single document and watch videos breaking the documents down for each signing. I take every lowball signing I can hours away because I am new but I cannot shake the feeling I do not know what I am doing. Is this normal? I hear conflicting advice on where to put my TIPIC license number on my notary certificates and Maryland’s tricky stipulation with that is creating so much confusion. Maybe I am overthinking it. Any advice would be appreciated I feel alone in this. If you are in Maryland too I would so much appreciate a mentor or even someone I could email to ask MD specific questions. Hello. I would think that if it was done incorrectly you would know by now. Maybe you can follow up with title and ask if everything was in order. Wouldn’t hurt to ask.
If you lack that much confidence get more training. A HELoc is a TERRIBLE choice of documents to start with!!! Hopefully you have a high level of insurance.
These are important documents and errors will be very costly.
I have countered offers and literally never heard back. I don’t even counter ridiculously I counter when the mileage there and back is 120mi and the offer is 65, I maybe say 75. I cant go direct to tile or escrow because they want experience. The pickings are so slim it isn’t even funny. I get maybe 2 offers a day and they are already snatched up and I reply instantly. Im assuming the algorithm has some sort of preference because the signing is taken and renegotiated in seconds of the offering pinging to my phone. I understand the profit margin being the absolute worst especially driving 2 hours plus. Open to any suggestions of what I should do.
And I am signed up to at least 100 signing services and add more each day. I call/email for follow ups when I dont hear back. I really dont know what to do. I think I do a decent enough job on the two signings I did successfully get. The HELOC never replied when I asked if there were errors so I am assuming not and the second (sellers) had a few but I was able to correct them in seconds before mailing them out. I have a portable scanner in my car just in case and a mobile hotspot. Im truly lost.

Everyone feels like they are clueless when they start and I was terrified. 4200 signings later I feel a lot better. It will go away. You can sign up with a educational company like Notary Stars and you can call them with questions real time. They will answer and they will provide you with definitive answers for your questions. You can call them anytime.
I have 4200 signings under my belt and called them twice last month and got answers I needed.
You will feel better an gain confidence as you gain experience. In my opinion your desire to do things correctly, learn and seek the right answers will get you through not being experienced.
Thank you I will check them out! I would love a service like that I feel out in the cold here. I do so much research and it takes up a lot of time. I want to do a good job obviously but I think spending hours pouring over the loan docs is probably counter intuitive. Thank you for this!

You didn’t mention which loan signing agent training you took. Training is going to give you the confidence not just/only YouTube videos. Keep signing up with companies until you are too busy to sign up. As someone else mentioned joined a specific MD group for more support. Usually you won’t hear back unless you need to go back and correct something. Best of luck to you
Hi there. You do not need to use your TIPIC number anywhere on your notary certificates. Maryland does not issue notary commission numbers. You can just put N/A there. You do need to have the date of expiration and a signature.
I suggest monitoring the signers as they sign and date the documents, and after the signing, in front the signers, review the signed documents 2 times before the leave the signing. You can even go in your car and check the documents a 4th time. That way you can get something corrected, if needed.
After about a few thousand signings this will all come natural you.

Actually in Maryland, you are supposed to include your TIPIC number on deeds. I have a separate stamp that has my name, title, and TIPIC number so I do not have to handwrite it every time.
