Recently, I have had a couple purchase signings that have included the property’s inspection report. It usually contains 10+ pages of photographs. That sure eats up my toner! Is there a way i can avoid printing them out? Twice? It seems like that could easily be sent as an email. Can i ask for a bump in the fee?
@mksryde01 Great Question!
Usually, I’ll reach out to the signer(s) & query if they’ve already received the color copies of their Appraisal/Inspection Report.
If they respond with “Yes,” I’ll then reach out to the hiring business entity, advise that the signer(s) already have a color copy of their Appraisal/Inspection Report & ask them to confirm if they do need additional black & white copies included within the executed set of documents & in the copy set of documents being provided to the signer(s).
If their Approval is received, then I’ll follow their instructions to NOT include it.
Otherwise, two full sets of documents are to be printed for the signer(s).
Advise against increasing the fee - that is, unless it’s 30-50 additional pages.
It is 37 pages. I work with this company regularly, and dont want to rock the boat, but this seems outside our purview. Isnt there a form we have purchasers sign that says they have received their appraisal in the last 3 days, or waived that choice?
@mksryde01 Hmmm . . . I’d say as this is a Regular Client - discretion is the better part of valor might be strongly considered in this scenario.
Yes, often there is a form within the package (see quote referenced above); however, it’s NOT up to Professional Signing Agents [PSAs] to make a SELECTION of what to INCLUDE/EXCLUDE from the document package for the signer(s).
You may want to err on the side of caution.
The industry standard agreement is to print out TWO FULL SETS of the document package provided to the PSA for the Signing Appointment - unless otherwise specifically identified in writing.
As indicated in my original Reply (posted above), query & receive APPROVAL if you believe an alteration is required.
Certainly, not worth the Risk of getting crosswise on this one for +/- 37 pages . . .
@mksryde01 P.S. Remember that YOU’RE the business owner.
This is a decision that you must make based upon your experience, knowledge, etc.
Best wishes with your decision.
I appreciate your advice, and of course you are right. I will not jeopardize my professionalism. I may, however, bump future fees to cover my extra expenses if this becomes the norm. Thank you for responding!
I know what you mean, lately I have had to print the appraisal report. The documents always print on all legal paper, quite a few photos and 2 copies required. Unfortunately you never know when they are included🫤
