Question for a Notary Request

Hi,

I received a notary request via email from webuyhomes365 has anyone worked with them?

Also from what I saw in the email they were requesting the notary to to photos of the property and measurements of the rooms. I feel like some of this is out of the scope of a notary.

I have heard of them. I have not personally worked for them. I have done lots of this type of work. It is a nice filler between signings. Sometimes you can charge $150 plus for these jobs. Typically though they pay around $100 and takes 15-20 mins.

I got the same email. They are using Notary Rotary’s notary list. I did those so long ago I had to use a digital camera (long before camera phones) and upload the .jpg file photos all for less than $50. (side note) this was the first company to use email blasts, first to reply wins the assignment. I was always too slow.

I agree with you. I think this is more in line with an Appraiser and/or Realtor’s purview, not a notary’s.

Sometimes a homeowner wants a HELOC or a refi without an appraisal. So a lender might want someone to go take pictures so they can see the general state of a property and if it matches the Deed and isn’t in disrepair.

In my experience, lenders will settle for a “drive-by” appraisal for HELOCs - I just don’t think it’s up to us to go in and take not only pictures but room measurements. That’s up to someone else…inspector or appraiser.

A cursory view of the premise should suffice to say there are no disrepairs.

There’s an app that lets you take a blueprint type video of a property. I’ve taken pictures of a property that had a construction loan on it and the lender wanted pictures as the borrower made requests for funds. It was cool seeing the final product through the process. I haven’t ever measured anything.

This type of order is basically a property inspection where various companies use Public Notaries. I performed a few of these orders for lenders and property insurance companies. A few years ago, I got trained by an property inspection company to perform property inspections. I was required to purchase a few tools to complete their assignments.

I have done these type of jobs as fillers. My suggestion is you be sure you ask a lot of questions and set your fee according to what the standard was and not is. I once went into a house that was a trash heap and the person that occupied the home was not happy and gave me a hard time. Just be sure if you accept filler jobs like this, you charge your worth.
