Is it normal and acceptable to read from flashcards or a word document in order to make sure you leave nothing out of what the signer needs to know from the documents they are signing. I haven’t done many loan signings and so in order to make sure I get all the information they are supposed to know how do I read from flashcards without letting the signer think I don’t know what I’m doing?
Hi Star, I definitely recommend taking time to memorize critical loan documents. If you create a printout for yourself of what to say about the specific loan package, that should help you in case you become nervous and draw a complete blank. We were all new in the beginning. Having a cheat sheet on hand certainly helped me when I first started doing loan signings. Just knowing it was there if I needed it gave me confidence.
Flash cards vs Word doc: Use your flash cards to help you memorize the loan documents, so that you know them no matter what order they appear – but I wouldn’t recommend bringing a set of flash cards to the signing. Create/print your own cheat sheet Word doc.

The list provided by Carmen is very good and I recommend you use it for memorization. You’ll know them all in no time. My biggest problem when I first started out was remembering to administer the oath on jurats, taking the photo of signers’ IDs and double-checking my package. I gave myself a little rhyme to say to myself at the close of each signing so I wouldn’t forget one or more of those critical elements. Still use it today. For a short time, I used a 3x5 card with those things listed on it as my memory jogger. Whatever works. Make it fun and easy on yourself. Who cares what the signers think!
