I agree with you you may lose business however your integrity and doing the right thing comes 1st. If I don’t receive dogs 24 hours before the closing I don’t do the closing and I know that means that I will probably lose a lot of business however I would rather get it right the 1st time allow me to have time to review the documentation and have questions… And have opportunity for corrections so that you don’t have to go back the 2nd time for mistakes.
Many times, because they are desperate when they send the info out with 10 min. to 1/2 hour before the signing, I will accept it. They know it is the late hour and they are not likely to get anyone, so they will usually understand if you are late.
Just remember when doing this, even though it is late, doesn’t give you a license to cut corners. Take the time to review it. I had a signing come in that needed to be done by 7pm and the time was 6:15pm. I accepted it and responded to the title company, you know its going to be app. 9 pm before I can get there and because it had to be done before midnight. That’s just one example. They know they’re late and many times has already informed the client. You always need to inform the client as well.

absolutely you have the right to give them a cut off time to get you docs before you refuse the signing
most of the companies I work with respect that and i still get plenty of business
I give them an absolute cut off time for docs in my hands so i can prep and review and ask any questions i may have
I stick too it …i have no problems with repeat business

What I have noticed today, is that a couple of the low ball companies send you a text with higher pay, but the details say 2-3 loans! ??? The pay is not tripled it is just raised. I got a couple of those today. Um. No, thank you.
Same here. I was offered $100 to do a refi, except the fine print buried in the confirmation said 2 in 1 signing. I emailed back and asked what did that mean. Title comes back and says the borrower is refinancing their current home and their previous home. I renegotiated my fee to $115 each. They agreed but ended up canceling. My guess is that they found another unsuspecting Notary to do both for $90.
Yes that’s the game that their playing called: “Find the notary who will provide services to us by telling the notary what we’re gonna pay them first and they must lower their fees and rip themselves off by accepting our low fee if they do business for us. If we the SS don’t like it we will surely find another notary who don’t mind cutting their fees so that we can profit and they lose”
Well I’m moving on from this NSA business. I have a list of 50 or more bad SS and only 6 good ones of which only 2 I have signed up with and send me notifications, 1 of them I haven’t heard from since October.
I don’t have this high score so I suspect that the notaries with high ratings get notified of the signings first, so by the time
I click the button it’s gone.
Most of my signings came direct from title companies since June and July and for that I’m blessed and grateful. But since then business had been slow. My last Signing was December 4th.
So I’m moving on to better decisions and better choices. I really did like this business but I found out that their are SS who play too many games and I don’t have time for games.

It depends on what you’re trying to build for yourself. Being a signing agent ain’t for everyone definitely ain’t for the weak neither (not saying you are, IM JUST SAYING). Signing services keep taps on EVERYONE, so you not wanting to do the signing can hurt your reputation in the long run.
I’ve had docs come in 2 hours late, SO WHAT!!! Do you know how to communicate? you can’t coordinate another time with the signers? Do you think the signers are happy their docs aren’t ready? And now to hear that there docs aren’t going to get signed because you quit? Can you imagine how disappointed the signers, signing service, lender, and title must’ve felt?
I get it done every time and that’s why I am on the preferred list because I don’t give up!
P.S. How would you handle any other situation life throws at you, is giving up you’re answer for everything? Buckle up, this is a hell of a ride!!!
Time is money. Your response seems harsh. Signing services “keep taps…” Should be keep tabs. Do you know how to communicate? SS should know how to communicate as well. I will ask to be removed from a signing if docs are late and I have another signing scheduled. I have called the client to let them know that I have not received their docs and ask for another signing agent. Lately SS have sent out a request almost a week in advance and then I have still had to follow up several times requesting the docs. THIS IS NOT COMMUNICATION ON THEIR PART.

I completely agree! As a Realtor and Loan Officer for the past 30 years, I could not ever find a title company I really liked. They seemed unreliable and not completely professional. Bare in mind, in those roles, I was the one feeding them business.
Three years ago I decided to expand my real estate knowledge by working on the closing side of the business, and I’m so happy I decided to pursue this profession on a part time basis, as it has allowed me to become a much more knowledgeable real estate professional, and has opened my eyes to so many factors I ignored in the past.
Now, I’ve decided to limit the number of signings, as I really don’t want the hassles, games and additional stress these title companies and signing services provide.
My biggest takeaway from being a NSA is that all title companies I conducted signings for are horrible, and I would not ever refer any business to them.
Currently, I’m in the process of searching for a title company to refer my business, and each time I refer a client, hoping all will go well, I’m severely disappointed. The best option may be to start my own title company!
And some times they offer more money if you take the signing at that time.
Tony, I am a full-time Realtor. I could not agree with your statement more. Title companies are the worst. I have many stories of unneeded stress, and me asking myself, “Is a title officer a minimum wage job? Or does it require a skill set that does not involve thinking? just quickly box-checking?”
I thought being an NSA would be a good gap filler. Turns out it was an excuse to buy a color laser printer for my real estate business.
When I became and NSA, I got on this forum and read all the complaints about the signing companies. I now believe it is more the problem of title companies. To date, I would say, 75% of the stress from being an NSA is actually do to title companies failure to communicate with the signing companies and then passing that unclear mess to me. The 25% is one signing company. 0% is the actual work.
I have limited my signings because of the unnecessary hassles. So, I treat it like Uber. It has to be easy and convenient for me.
