Return all the RTC signed?

How could they proof they didn’t get it, when they signed that they did?

Ya Bobby I do the same thing.

I’ve never had a title company or signing company need more than one signed copy of the right to cancel. But it’s their order, just follow the instructions.

@WeMBnotary-Myrtle-Beach-SC you’re lucky - I have had a few in the past who included 6 RTCs in the package and wanted them all signed and returned.

Just my opinion, but if the lender wants each borrower to retain 2 copies of the RTC, then they should make sure to include them in the document package, possibly even labeled “borrower copy”, so there will be no confusion as to what the intent is. The signing agent SHOULD NOT have to make extra copies beyond what was included in the documents just so each borrower gets two copies.

Have to respectfully disagree with you here, @steves11 - if you know the law it’s incumbent upon you to follow it. And you do know it because it’s been cited here at least twice. IF you have two signers and you only leave 3 copies, that could be grounds for them to challenge the loan and extend the rescission period from 3 business days to 3 years.

I used to always have them sign all, return one and leave the others with the signers until I was required to drive back to the signers (an hour drive one way) to pick up and re-ship all signed copies. Since then, I have them sign all copies, return all copies and leave their unsigned copies in their package. The rules are always changing and we’re at the bottom expected to do the extra work, whether we make a mistake or not.
