Hello all, What sould you say is a good payment for notarizing a sellers Packet?

$125, no scan & close to home. They are usually smaller packages BUT they can take a lot of time cuz all sellers are readers and if the Seller has any questions & has to call
title, his agent, his lawyer.

what is this charge for and your fee is $450 and how many of these do you do in a day. Most don’t ask too many questions, but some ask a lot of them.

Had a seller’s package last night. 39 pages, 2 signers, no scans, 1.5 miles from my home office. Took all of 20 minutes with a call to agent with question regarding taxes. $130 and title pays within 7 days.

My fees for a Seller Package are in close alignment with those identified above with the referenced services; i.e., travel within 5 miles, no scans, 2 signers, approximately 30 minutes at the signing table, payment within 7-10 calendar days).

Back in the day Title would pay $130 for a Seller’s package, no scan. Now it has been reduced to $100 in many instances with the occasional old school fee. Signing companies will pay between $60 and $125 for a Seller’s package. There is a wide range of complexity in a Seller’s package, some involving 1031 Exchanges, some with Trusts, some with multiple sellers, the manufactured home signings have pitfalls if you happily date the DMV paperwork (don’t do that!) Whenever I take a Seller’s package for a sub-$100 fee I feel that I am selling my services below market value for the amount of work required.

Even in refinances, Manufactured homes and mobile homes
I’d cringe when I saw those in the package - because you KNOW the people have to go scrambling for the VIN numbers.

I detest the “how many of these do you do in a day” question. I try to avoid giving a direct answer to that because it feels very invasive for some reason.

Yes, you’re correct. That IS a VERY invasive query.

Most often they launch into a conversation on this topic by beginning with:

“Oh, this would be a great ‘side gig’.”

Followed by the “quantity” query.

Here is my standard response:

Well, this is a very competitive business. As with any business, there are peaks & valleys in the work load throughout the year & it also varies from year-to-year. So, basically not so much FEAST & often quite a bit of FAMINE . . . So, be wise don’t quit your Day Job.

If they press further, then I’ll elucidate with:

There are MULTIPLE VARIABLES that negatively impact this business sector & business volume that are completely & totally outside of one’s control/influence.

If they press EVEN further (yes, believe it or not - some do press even further), then I’ll address it with:

If you’d like to become a business owner, you’ll be best served by performing some Research online prior to jumping in headfirst . . .

I keep my answer to that short and simple
“how many of these do you do in a day?” - “not as many as I’d like to”

If a snarky quip is given to the questioner who has posed (what they believe is) a clever query to calculate how much revenue is generated - it unequivocally results in a barrage of additional questions from the questioner.

Maybe that would have worked many, many years ago (before the instant knowledge/internet) became basically ubiquitous, but not now.

Many of us don’t need a soliloquy to get our point across - said with a smile and a chuckle it’s not snarky at all - IF you’ve established a rapport with the signers from the get go.

I won’t do any job less than my minimum charge of $150. Depending on the type of closing, this fee will go up as well as the driving distance to a closing. This fee will go up if beyond a reasonable amount of driving time, which for me is 60 mins.

Minimum charge for VA, Reverse Mortgage application or the like start at $250.

I only get the jobs that meet my criteria and I don’t waste my time trying to negotiate a $30 job (and you know who you are) or $65 for all the rest are a big fat NO.

I would like to see one of these scheduling or realtors do what we do for a job. It’s just not worth walking out the door for a $30 or a $65 job and I’m not being snobbish or mean. When I speak to somebody on the phone and they ask me how much I would charge for something. I look at it and basic upon my criteria and I would tell them what my charge would be for that particular job. I have had people actually start debating with me and I’ll hang up the phone on them. I don’t need it. They know that they’re ripping off mobile notaries these days and I just think it’s so unfair and when you look at the closing disclosures and you see what your fee was charged at, I’ve seen my fee of $150 go up to $250 just so the the agency can get money.

You are lucky ANY company agrees to pay you $250 for an app. There’s reasonable fees, then there’s exhorbitant fees. Those fees would have had me out of business within a year of starting out.

$100 for a sellers with scans local only is what I charge.

One problem we have in our area. There are many “new” notaries out there that take on the responsibility and will go for $45. Of course, I say no, “I wouldn’t walk out to the mailbox for that” (there is nothing close by
nothing! Town is 10/15 minutes away and there is very little business in this particular county. Very rural, very poor). Anyway, I can tell when there are new notaries, I don’t do much business which is fine, this is a way to get out and occupy my time. But, as soon as they realize they aren’t making money, they are spending money, the companies start contacting me and meet my prices. Also, companies start realizing that not all are professional and they will pay for that service! I’m sorry for those who don’t have the luxury to pick and choose but to be in this service you can’t be needy!

Hi, close to home I get $85-$100. Anything further away I get $125-$135
