Notaries beware of this company. She claims she pays in 90 days, but it has been 90 days, and she has now Ghosted me. She has Ghosted me but is still sending appointments out. The signing i Did was a seller signing with no issue, so I know she has gotten paid already from it. So please stay far away from this company, she seems like a scam!

@southsignatures It’s very generous of you to extend credit/interest-free loan to that business entity for the promised payment in 90 days; however, that is an unreasonable interval of time considering the following parameters:

===>>> Remember that for the Professional services you provide include associated ACTUAL DIRECT out-of-pocket expenses that become a financial liability you’re incurring for that specific SO; i.e., gasoline, turnpike/ferry fees, paper, toner, binder clips, pens, envelopes, hand sanitizer, wipes, etc.

From the date of purchase of the out-of-pocket expenses there is usually only 20 calendar days BEFORE the invoice becomes due & payable.

This results in you having to cover the expense for their SO & it leaves you carrying credit for their business entity,

Of course, if you can afford to do that - no problem. However, for most Independent Contractors [ICs] this situation is quite precarious . . .

During this time of minimal SOs, it’s even more challenging to remain financially solvent. This is the precise reason I often strongly recommend the following:

  • Always research potential new clients prior to providing your Professional signing services
  • Always query about the payment interval & ensure it’s included on your SO
  • Be certain to clarify if the payment interval is CALENDAR days or BUSINESS days (there’s a BIG difference between the two)
  • Hedge your bet against the vagaries of this business sector by DIVERSIFYING your services and/or client base
  • Read the EXCELLENT reference text I’ve recommended on multiple occasions over the years for learning other techniques to provide Professional services (outside of the Loan Signing sector):

I had a similar experience. I completed a Trust/Estate signing and even hand-delivered the signed documents to her customer the same day. There is no “closing” involved, so there shouldn’t be a delay for “closing.” She has a 90-day pay policy and only processes payments 1x/month, bringing it to possible 120 days. It is past 120 days for me and still no payment and no response. I’ve issued a demand letter to her with multiple agencies in cc–all to no avail. The TX AG and their complaint center don’t handle this either. So we all have to decide whether it’s worth it to hire an attorney to collect. I believe she is aware of this and is pocketing pay from many other notaries as well. It’s unethical and there should be better protections for us. Notarial law has not kept up with notaries with businesses. How a fellow notary can operate without integrity is beyond me.

fyi, reporting to the CFPB does not help. I have reported her business to the BBB. Let’s see what happens.

Perhaps a bunch of us can get together with one attorney for payments, late fees, and attorney’s fees for all of us. Just a thought.
