Suggestions for New Loan Signing Agent Searching For Signing Services

In one of your posts, you mention being a Georgia real estate agent. If that translates into you’re located in Georgia, please be advised of the following (from the NNA 'site):

Attorney involvement required: The Georgia Supreme Court affirmed a State Bar advisory opinion concluding that a real estate closing is the practice of law and requiring a Georgia attorney to be present or involved in real estate closings.

That may be another reason why the NSA business is slow for you.

You can Search the Treasure Trove of data on Signing Services [SSs] within the Notary Cafe database to determine the reliable & trustworthy business entities . . .


Truly, launching a business within this business sector of the industry (like many entrepreneurial businesses) is a slog to get things going regarding SOs.

The YouTube videos hawking “it’s EASY PEASY to make $100K/year” has been debunked repeatedly . . .

Unfortunately, folks do still decide to “invest” in the used car salesman tactics of bait & switch! They tell you if you’re not receiving SOs to just launch a Signing Service & you’ll be living in a McMansion next week . . .

UGH!!


This segment of the business industry has been in a strong downward spiral regarding volume of SOs and increasingly LOWER fees for many years, but especially since ‘post-COVID-19,’ etc.

I and the other sages on the Notary Cafe forum regularly endeavor to help new forum members grasp the reality of the unadulterated truth of the current state of this business sector - myriad variables in the financial & real estate markets are negatively affecting this industry.

37 business days which is usually about 57 days if I take a job I ask Google what 37 business days is from the date and put it on my calendar. I don’t reach them about payment before that date. Because it isn’t late until that date. People get so dramatic. Since 2021 I have never not been paid by Prestige. If I have to follow up it gets paid. People talk about chasing payments as arduous. There’s no chase if you know when to expect payment.

I am sort of defensive about Prestige because when I started they were super good to me. Gave me a lot of orders. Answering everything. Some assignment there is no one to ask about anything with. When you start out - you need someone to answer questions. Everyone wants to get paid fast I understand that. But you can’t accuse services of paying late if you accepted their payment terms. It irks me when folks do that.

FYI:

  • A reasonable payment timeframe with a Title/Escrow Company [T/EC], Attorney, etc. is 5 to 7 calendar days.

  • For Signing Services [SSs], 7 to 21 calendar days.

But no one should expect that payment time frame if they have signed an agreement that acknowledges a longer payment period than that. It’s misleading to new notaries to say what is reasonable rather than to specify what is agreed upon is the term. If you take a Prestige job you agree to 37 business days. It may not be what we consider reasonable but it’s unfortunate when newer notaries post and complain about “non payment” based on what they see here when it is actually slow payment.

Welcome! Signing Service’s are stepping up their game and they are vetting all notaries that they work with. If you want to increase your chances of being booked, make sure that you are calling the Signing services and introducing yourself to their schedulers when the orders are sent out. Well, #1 - why $2M E&O?? You make yourself a target for your deep pockets…unless you’re insuring other businesses. I’m hoping that $2M policy covers your signing agent duties, as standard E&O only covers notarial errors.

On another note…A GA realtor? You do know that, as a notary, you cannot do loan signings independently in GA - GA is an attorney only state. It’s in your handbook and has been quoted here previously by another GA notary…also a link here somewhere for the GA Bar decision on UPL.

Some say you can do loan signings for out-of-state properties. I’ve not seen any definitive citation to prove that.

Any business owner who is a professional & that has a signed Agreement/Contract would expect a payment timeframe as identified within the Agreement/Contract they signed.

They certainly wouldn’t have any reason to utilize a general guideline when there is a specific contract they’ve signed & agreed to for their professional services.

Remember: Try not to undersell the intelligence of the Notary Cafe members as many (although, not all) have years of professional experience they bring to this business.

I simply stated the Prestige agreement is 37 business days when you accept it. That’s the payment term.

Prestige and Coast to Coast will pay but it takes time and patience. In the past, when I was working for Coast to Coast, I would go to the assignment on Snapdocs and send in a reminder. I would usually get paid within a few days. I even went back years and found some assignments that were overlooked and still got paid. When entering into an assignment with some companies, it must be purely to build experience and not to pay your bills immediately. It’s interesting that Prestige has branched into real estate photography, there are several vendors already in that niche and they aren’t loan signing companies.

My face is burning. I have never lied about my experience and I was too insecure in the early days to even entertain the thought. The companies that hired me knew what they were getting and they must be paying low fees in case of do-over, or their business model means they can accept the risk. In order to get more business it is imperative that you review the documents before the signing, ask questions if you are unsure how to fill out a form, review the documents after signing with a fine-tooth comb and ship ASAP. Having a good personality, being error-free and also punctual will build your business base.

So they say - but sadly, posts here have proven it is NOT 37 business days…notaries are chasing this company for months. How this “lady” and all her companies are still in business is a mystery to me.

That’s just it. I’ve never chased anything with Prestige. If I have to send a reminder it results in a payment. Not sure what other notaries are doing that’s different.

Coast 2 Coast is a whole other story. I wouldn’t compare them to Prestige, as I never had a problem getting paid by C2C, even though their fees were also at the bottom of the barrel. I can tell other stories about them, but that’s for another time, another thread.

Coast 2 Coast has an interesting package. I counted 56 pages of instructions, reminders, cautions, exhibits, etc. etc. in the last order I did for them. I printed them all out and have them in my left hand right now. Check it out for yourself the next C2C order you get. I’d be interested in everyone’s observations on this.

Just remember…you’re paying for those 56 pages of instructions, reminders, cautions, exhibits, etc, in the paper you waste printing them :slight_smile:
