Got an email today (mass email) from title 365 re: not adding dates or any digital info to closing package.
The date thing is a no brainer, but their title docs leave very little space to write in borrowers name’s and may times cannot fit in the space they provide (not to mention they are formatted terribly).
How do the rest of you that do signings with them deal with this? Prior to today, I always edited the pdf and added names into the acknowledgements and my information as well as the state/county into the docs and never had one rejected.
They are now saying all information on the loan package must be hand written in, but give a space _______________ <—— this big to write two borrowers names in.
I write above the line.
This is the best company I have on my list.
They communicate and pay fast.

I use to think the same thing about the small space lines provided for names, you either write above or below the space provided as long as it’s neat and legible. Otherwise you’re going to have to write very small.
Their pkgs are bigger than most (not huge) and they have 12 - 16 Certs in them…every one of which has a way too short line for entering most signers names legibly…so you have to improvise or chew up a lot of extra paper adding certs large enough to read. And, with that many loose certs added, the odds increase that some are going to get lost, separated–or something. THAT will result in a defect or a re-sign and they’ll undoubtedly claim ‘notary error’. I like the company…but their Acks are a horrible disaster-in-waiting.
I do the same. They have a million acknowledgements for nonsense and no space to write the names in. Why do you need an acknowledgement for funds disbursement? And their survey affidavit is maddening! But I did not get their mass email, so they didn’t tell me
If they do tell me, I’ll have to decide if they are worth the aggravation. I only get a couple/week from them, and I realize they only offer me assignments in far flung locations near my mileage limit. It does all add up, but I get aggravated that I only see assignments in my county or nearer to me when there is a cancellation, bc it is a closing opportunity I never saw previously.

"If you can edit the notary cert on a lender doc, you can potentially edit any portion of the lender docs. I’m pretty sure they’re concerned about document security.
That said - there IS a way to send pdf docs that can’t be edited - a “read-only” version; perhaps lenders and title companies should look further into this - because they obviously are sending editable (new word? LOL) docs to the notary.
