Vacation Club Signings

Good afternoon fellow notaries. I’ve done over 1600 closings all different type of real estate transactions. However, I have not done any vacation club signings I’ve always said no. My question is who has experience with these and what type of things are in a package for a notary to execute for a client. Really appreciate any advice in this area as I’m starting to get quite a few of these type of requests

I would imagine docs vary depending on whether it’s a vacation club (i.e. Disney) or if it’s a timeshare situation.

When you get those requests, it’s okay to ask questions. Be honest and inform the caller that you’ve never accommodated one of those and need clarification prior to giving a quote.

A recent one of these was the Never-ending Story. Three signers, two not present, I used their Ackie, it was rejected. I used a California Ackie, which was bounced back because they did not like the document description in the optional field. That certificate was replaced with the other version without the optional field. Another scan, then a third request to cross out the other two signers signature lines on the Deed and initial. We do not fill out, correct or do anything to the documents as notaries, our turf is the Certificate. Those names were crossed out and now a third, fourth? scan. It took five days to get the third signer to agree to an appointment, four scans and a lot of swearing I will never do another one. Oh, and of course there was a witness requirement, nice!

My experience is with an upgrade to an existing Hilton package. So the signer was very familiar with it and that made it very easy. Be sure you have some extra acknowledgements, they are not always included. Lots of paper.
