Warranty deed (vestors)

My warranty deed has a page where it says vesting and description. I have two signers (husband and wife), do they both sign where it says sellers?

@raemikc Your very best bet is to reach out to your hiring entity for their Special Instructions on how they’d like to have the document executed by the Sellers.

While the first option to ask is probably best, I notice the instruction wording is plural, therefore I would have both sellers, H&W initial. It’s better to have more than less, in my opinion in this case.

@raemikc - If you are accommodating a seller’s package, you will see a Warranty Deed in your package. The sellers are also known as grantors. The first page of the Warranty Deed usually gives the grantors information. That information tells you who is to sign the document.

If, however, you are handling the purchasers’ package, that Warranty Deed is for informational purposes only and may require the purchasers’ initials or signature at the top ONLY TO acknowledge having reviewed it.

This looks like a pre-closing document in which the title company wants to verify how title is currently “vested” and how it is TO BE " vested…note the phrase in the instructions…"FOR VERIFICATION PURPOSES ONLY -
