Washington State Real Estate Excise Tax Affidavit TIP

If you have REETA the Real Estate Excise Tax Affidavit in your package and the package is prepared outside of WA state be sure it prints on legal size paper. The state will not accept the form on letter paper. If you’re a new notary in the state it’s something to watch for.

And if you are closing a purchase for WA State property in another state and it includes the REETA do not return in on letter size paper it will get rejected. The form says right on bit must be printed on legal size paper. I caught two of these this week.

Where’s my bonus for doing that? LOL. Just thought I’d mention it because the document preparers for these two orders this week were out of state and had no idea.

I have done three WA sellers packages here in East Tennesse in the last 6 weeks or so. 2 of those were manufactured homes and the last one the lender didn’t complete the DOL forms so the signer had to fill those in by hand. He was instructed that those cannot be corrected and he would need to start over if there was a mistake. Of course, it took us longer than needed to complete his paperwork because we were being so precise. And the notarial blocks on those forms are ridiculously small for our round stamps in TN. The Last one I did the REETA was formatted for legal but it didn’t have it printed on the form that it had to be on legal paper, at least that I could see.

In the bottom right hand corner of a REETA document it states “print on legal paper only”.

Yeah, I understand what you’re saying, I’m saying it wasn’t printed on the form in my packet. Here is the bottom right of the REETA form I had.

Sometimes title companies don’t even send them in the right format. And they print letter because of that. That could be confusing for an out of state notary for sure.

Absolutely could. This was a small title company in Western Washington.
