Why the title company/agency can't provide closing documents sooner?

Are you able to cancel the signing in this case? If so, how is it going to affect your credibility and future signing? Thanks

if they stated 2 hours prior to the signing on Wednesday, you have accepted the signing on Monday. Now, it is Tue 12PM. Even though you did agree to the condition when you first accepted the signing, you ask them to provide docs before end of Tue if possible. What is the chance that they will? By asking for docs sooner, will it impact your credibility with them?

I have always asked for documents the day before. If I don’t get them, I’ll send an email that says if I can’t receive documents by x o’clock this appointment will have to move because I have other appointments that late printing would negatively impact.

I’ve never had a problem giving a signing service a document deadline. It has been very rare but in some instances, I will ask them to re-assign if it’s impossible.

I try to stick to the schedule. But I’m not going to cause problems for other confirmed appointments because a lender or title company is way behind on docs prep. I think it makes us more credible when we indicate we have other work to do and can’t reserve an entire day to print their documents. Because a booked notary is a good notary and they should accommodate that - IMO.

Credibility gets hurt when you unassign without a valid reason. And that’s not this.

That’s how I feel anyway.

As it turns out, they didn’t have the documents ready in time for the signing so it’s being rescheduled. Whether I’ll still do it or not depends on when it’s rescheduled. In cases like this, it’s strictly on them that the signing doesn’t get done and it doesn’t affect my credibility at all. As soon as I knew about the postponement, I informed the borrower what the status was, even though the title company/lender is supposed to let them know. I’ve found in the past, however, that you can never count on that and you should also inform the borrower. So, at this moment, that whole signing is kind of up in the air. In the meantime, I’ve taken another job to replace that one for this morning.

In that instance I’ve also noticed signers are not always advised - I have gotten calls from people expecting me from that first signing time who weren’t told it got moved.

Just had one today I confirmed with this gal on Saturday that I’d see her this morning at 9am and at 9am no one answered the door and when I called, she was in El Paso so when she said she flies back tomorrow I arranged a time around other appointments tomorrow and then called the service who okayed it with the title company.

Not a date specific package so that turned out okay.

My very first signing that I had accepted, moved the date and time just a couple hours on the signing day without new date and time. I was about to step out of my place for that signing. I was instructed to download a Uber similar app so that they can monitor and track my position. It was a nightmare. I ended up not even responding to that agency anymore.

They added money to the new date and time. Works for me.

If you use the apps for T365 mortgage Connect or Signature Closers they all track your arrival time.

I don’t really care. If I am going to miss an arrival time the signers are advised and it hasn’t caused a problem at this point.

There are road work projects in a few places that make ETA problematic. But that’s just the way it is.

With one company in particular, that I work frequently with, I’m finding that the documents not being ready at least 4 hours before the appointment are getting rescheduled. Actually, they are getting more and more reschedules every day. I don’t take their appointments seriously until the day of the signing. Sad! Things are very lean in our area now.

Certain companies that I work with a lot always have docs early (at least by the day before the signing). I know that if the day of the signing arrives and I still don’t have the docs, there is a good chance that it’s going to be postponed or cancelled. Not all companies are that predictable, though, especially those that I don’t work with a lot. Like everyone, it’s much easier for me if I have the docs early. Mistakes come from riushing to print and prep them at the last minute.

The attorneys I work with tend to provide the documents the day before. The lenders/title companies are getting ridiculous. They are trying 1-1/2 - 2 hours before the appointment. I’ve actually started requesting that I be removed from the closing if I’m still waiting 2 hours before the appointment and I have explained that the fee is not an all day retainer. If I lose the job so be it…I don’t need the stress.
