Wouldn’t the loan signing experience be less frustrating and anxiety laden if before notifications for a signing assignment goes out that the docs would already be uploaded? I fantasize about days when I get the notification that I’ve been assigned and I go to the portal, and lo, the docs are just smiling at me waiting for me to download them. Ah, what paradise! But then I wake up from delusion and continue to sit on pins and needles waiting for docs for a 12:00 pm signing and it’s already 10:30 am and I have to travel to the location! Can I go back to fantasy place where docs are floating on cloud pillows and printers are ready to whiz with excitement!
If only I have my druthers…every assignment will have docs ready 24-hours ahead of the signing so proper prepping can be done and all anxiety drifts way!!

Best logic I’ve been given is that title wants the Notary to confirm date/time with the signer before they complete the package to send so that the dates are correct. It does make sense. If I don’t have docs by close to EOB the day before, I let them know if I do not get them in time to prep and travel to signing, I will not do it. No problems to date.
Because many assignments are first come, first served. They dont upload until acceptance. They also may not have them. The worst are the ones who dont uplaload until 30 minutes before your appointment.
I was running into that way too often and then feeling the stress and strain of reviewing documents, getting to the location on time, etc. I started with a notice and actually cancelled a signing because one Title Company continuously put me in that situation. The straw that broke the camels back was one hour before closing…no documents…a 45-minute drive. I explained to them that I was a professional and truly believed that was what they were looking for in their notary and I could not perform accurately, discretely, and appropriately with the large packages and less than 4 hours prep time. You would think they would have written me off but not! They are one of my most frequent customers and we have no issues with the fee any longer. They tried other notaries but I had proven what I had said.
If its an early morning closing I let it be known that I need the documents by 6pm the night before (my time). The signing agencies are very helpful in meeting these requirements as soon as you take control of YOUR BUSINESS!
If one could experience the goings-on in lender land…. I was in the mortgage biz for decades. The rule there is “hurry up and wait.” It’s a crazy place. It’s a miracle any loan actually funds and records whatwith the conditions, investor requirements, errors, “too many cooks in the kitchen,” and general drama. It’s almost always the lender’s docs that hold up the show. I’m thankful for my experience because I would go NUTS about late docs without it. One just needs to remain calm and advise the hiring party of your deadline in order to have time to review, print, and travel. Sometimes the appointment time needs to be changed.
I have been sent new CD’s an hour before an appointment. I have left the office and turned around to print a new document before - and requested and received an extra fee. Closing disclosures change day to day so getting documents more than a day in advance is rare and if you print more than 24 hours in advance and your appointment cancels you don’t get a print fee. It’s just the nature of the business. If I have multiple appointments, I start asking for documents the day before or requesting an ETA.
