Did I miss something after 9 years

Has anyone heard of a signing company or title requesting corrections because only 1 person initialed a correction?

The are requesting an additional visit to obtain the other signers initials on a correction

It is my understanding that a single instance of a correction should only be initialed by the person correcting the issue

Your thoughts are appreciated

I’ve never heard that. But I’m seeing many things I’ve never seen lately. That’s over the top.

Having to call a LO from the table before beginning to sign. That’s new to me. Printing an appraisal that was probably sent electronically but being expected to print it anyway.

Returning three signed RTC.

Scanning back within an hour even if you drive two hours to get there - and your rating gets dinged. Unless you mention it.

My favorite this week was getting provided the wrong label last week getting a frantic call Monday a demand I visit the shipping center. An email from title saying it went to the wrong title office. But no report of them receiving someone else’s documents just the claim I mixed up labels (I call BS). Then a requirement to only drop where I can get a receipt until title feels confident in me - even though that’s 70 miles and no they won’t compensate.

Then that title company hired me direct from their website instead of going through the signing service.

Which speaks volumes doesn’t it.

I give most services the benefit of the doubt. But some of these requests are just not realistic.

And suddenly at month end they can pay three times what they initially offer. Sheesh. What a day.

WOW yes all of these are insane! Signing services customer is title, not us. We’re the independent contractors acting as an extension of the signing service. Unfortunately, we usually receive less than half the fee they collect, yet we hold all the blame when something goes sideways. And as most of us have learned, the signing service will rarely take your side- it’s simply not in their business model. Going direct with title is definitely the best route when you can get it. But realistically, if I’ve got three signings in the same area with time in between, I’ll still pick up orders through signing services to keep my schedule full. It’s about balancing efficiency with fairness, even if it means accepting that we’re taking the short end of the stick sometimes.

I’m not displeased with what I get paid for Signing because it’s usually what I have countered their offer with and I even have been paid more than what is reflected on a closing disclosure in a rare instance so I don’t mind that everyone wants to make money in the transaction But I am seeing some crazy requests that just indicate to me there are new schedulers and document preparers and they’re nervous and they want to reiterate every chance they get that the Notary is on the hook for mistakes . September was a very good month. I hope the year goes end on a high note.

Yes, for sure. I always counter because that first offer is never their best- they’ve got more room than they let on. Lately I’m seeing some insane lowball offers in my area. Then when it comes down to the day of the closing, suddenly it’s ASAP”

ASAP means you will pay almost anything within reason, at that point. Quality and experience have a price, and if they’re not willing to meet it, they’ll find out the hard way. Historically for me, October is usually strong. Then November and December calm down. Around the holidays I’ll get calls from companies I haven’t heard from in forever- literally years sometimes. I’m upfront I haven’t done work for you in so long, and you haven’t sent anything my way. I am not available for a holiday signing. It’s funny how they pop up out of the blue when they are desperate, but loyalty and consistency matter to me.

My weird one this week was an alleged missed signature on the mortgage , I said ok no problem I’ll reprint the page and have it signed and sent right away , I asked where to send it . Response was we will tell you the address once we get the scanned document. which they already had…. but ok , you claim a signature isn’t there but I see it I’ll happily resend it - a fresh wet signed copy . went out to borrowers home, got it signed again . resigned copy was sent via scan and crickets …..

I’ve never heard of that. I guess this is something new for us to double check before going out.

I actually texted the LO when I was leaving and asked if he needed a phone call from the table and he said No I just wanted you to know I am available if they have questions so thanks for getting in touch to confirm this is happening.

Then the CD indicated no escrow and the borrower was like WHAT???

So we called the LO and he explained - this was on a VA loan - they paid the entire insurance and taxes from the transaction so it was taken care of - they explained it’s a benefit to do it that way.

But then he mentioned a rates reduction in 6 months when they would re-do the loan at lower interest and initiate an escrow then.

I said nothing but fees for that transaction were over twenty grand - they’re going to sell the guy another loan in six months? No rate reduction is covering twenty grand in closing costs.

Seems a little predatory. But the borrower was okay with that explanation. Seems to me that’s why the loan officer wants contact - it can’t be the first time a signer said what do you mean no escrow!!

How about receiving and order for a refi at 9:15 pm with the docs not ready and no appointment time. So I schedule the signing for the next morning. Once the docs were ready I went ahead and printed the almost 200 pages twice, prepared them for the signing around 10:45 pm Then the next morning the Lender calls you and ask if you are willing to backdate all the docs becasue they needed it to close the previous day. After telling them absolutley not, they tell me they will have to redo the docs and because of some finacial concerns on the borrowers side that it may not close at all now. So now if they can get it done again, I will need to shred the almost 400 pages and print and prepare them again. Fun Friday!

But refi’s are almost always date specific - that’s kind of on you sorry to say. I agree there’s no backdating.

It’s not on me when you send out the order with no specified time. The instructions were as soon as possible. The lender insinuated to me that they knew the order wouldn’t get done in time. You can’t close an order this size and with an elderly client at 11:00 pm at night by midnight anyway. If the order had to be closed by Midnight it should have stated that and the order should have been sent out in a timely manner. There is no way I would accpet an order that late in the evening if I knew it was to close by midnight. And it is never ok to ask the notary to falsify the documents.

They sent it that late? Ooh that’s bad. I agree they should never ask for fake dates. I’ve been getting requests late in the day but not for that day. I think there are also schedulers trying to get things assigned so cheap they run themselves out of options. No bueno.

Yeah, the docs were not available until about 9:30 pm and the print and prep took an hour or so. There wouldn’t have been anyway to have it signed by midnight even if the signer was willing to.

It was end of month and Title said it was crazy busy yesterday. This was on the lender though.

Sorry I didn’t mean to be rude. But honestly I myself would not have printed. Sometimes we want to pack our calendar, but while buyer and seller docs may not be date specific, refinance always is. The numbers will change every day. But what they could have done is just updated the Closing Disclosure and ALTA and you would probably have been good. We all get the same frantic emails at month end.

According to the lender they have to redo the docs because the payoff changed and apparently they didn’t get a per diem for the payoff if it didn’t close in time. Now there is question if the signer has to make another payment first and if so he may not be able to do so. It’s kind of a mess at this point.

That is a mess for sure. Hopefully another signing comes along and you can say I am no longer available.

oh I’d be madder than a bull seeing the red flag !!! Good for you sticking to your guns! I’d ask for a print fee.
