Does anyone know who is supposed to initial the bottom right of pages 1-2 of this form? It seems to me that it is for internal audit purposes to make sure the loan officer went over those items with the borrowers.
(CA) What form? Something called “Exhibit A - Commercially Reasonable”? It would be helpful to include a picture of the document in question. Maybe I’m alone in this, but I never heard of it or I don’t recognize it, anyway. Glad to help otherwise

This form is in most Nevada refi packages, and I’ve never had the borrowers initial, but the signing company flagged it as an error when I scanned the docs to them. It doesn’t make sense to me that the borrower would have to initial it and in the 2,500 or so previous packages I’ve completed I never had it initialed, and it was never flagged. I just wanted to find some proof.
Ahhh I’ve noticed lately things these signing services have been very particular lately. Anything to lower a score or rating…
What I’d like to know is - “Exhibit A to what document”?
And from what I’m reading, borrowers complete and sign/date - not sure who would initial but it’s not the notary - maybe the borrowers initial too? Makes no sense to me but like the last page of a security instrument with their signatures and initials at the bottom.

Due to unnecessary redundancy and the theory that too much is better than not enough, I would have it initialed by the borrower.

Unnecessary redundancy? She should have gotten out in front of it and done her pre-planning in advance.
I would do the same: have the borrowers complete their portion then sign/date, and initial it. I agree it is duplication but not our place as notary signing agent to pick/choose which docs the borrowers sign/initial. This is like an addendum to the loan application where lender just trying to make sure the borrower has sufficient income to make payments as promised.

I should have? As I said, this is the only one in about 2,500 that I’ve done that has been flagged. I’m going to check with a local escrow officer I work with.

I would have done 2 copies, one with initials and one without if i couldnt get a hold of the hiring party to confirm. Done this with many forms i couldnt get confirmation with the hiring party and never had an issue.
