Did an 18 page sellers package. The property and title company out of Texas.
So the pages for notarization included one notarization to be used by a Texas notary and a 2nd notarization to be filled out by a notary out of state.
The preparer at title had put little checks where the signer was to sign. Which I don’t mind but they were sort of in the way. Signer had to sign with aka verbiage on several of the pages.
There was a page of notary instruction from the signer service and a shipping label.
Had to re-schedule after the Monday date I was given resulted in the signer still being in Texas.
Then I got a new 3 page settlement statement from Title because the one day delay changed the numbers.
I get a message from the signing service that my scan was 3 pages short and I didn’t complete the notarizations.
So I explain, the notarizations had one for a Texas notary that I did not use, and one for the WA State notary which I used. And the missing pages are the old settlement statement that was discarded and shredded at the request of title and the shipping label and doesn’t count as a page.
And that’s why I call Title with questions and not the people who sometimes hire us. Because sometimes signing services are just notaries and maybe they know more than me and maybe they don’t.
LOL. And I actually opened the FedEx and doublechecked because they asked me to, but I knew it was complete when I returned it. Hopefully they agree with my response. Very strange.
Well - Texas just does things different I guess. There were two notarizations because that’s what they’re supposed to have. Had not seen that before. Interesting.
I had a signing service call me in a similiar situation and tell me I missed a signature and notarization and I needed to go back out an get them to sign. Only problem was the person that was “missed” was the signers Ex-wife and was never scheduled to be at the signing. I have had that exact scenerio happen twice now. I had a relocation sellers package that was 23 pages which title sent directly to the client pre-marked so should have been an easy in and out signing. The signing took almost 1.5 hours becasue Title had a 10 year previous residence form in the packet that they failed to notify the signer in advance that he would need to have all the information for. He moved every year or two with his job and was originally from Nigeria and had lived in Canada before moving to the United States. Needless to say it took him a long time to research and find all his previous addresses. Then as I am walking in to drop the docs the service calls me and says there was a date missed and I had to open the package to correct it. After opening the package it was the date on the deed which title had placed a sticker that read “Do Not Date.” I was hot, said a few choice words about his level of understandnig of the docs and the process and then had to return home to repackage the docs becasue the drop location didn’t carry the envelopes.
Obviously I have no idea why this particular document needed both notarizations. I only have one experience with notarization in Texas, when my dad passed away while living in Texas 20 years ago.
It occurs to me that an acknowledgement does not require the person to sign in the presence of the notary, while an oath does. So the notary is serving as a witness to the signature on the acknowledgement. Also, in an ack, the signer isn’t saying the contents of the document are true, just that the signer wants to go along with the terms in the document. Maybe it was important the signer agree to the truth of the document.
It was an affidavit as to debts and liens. Interestingly the Warranty Deed did not have two notary sections. But I fixed what they wanted fixed. It just was something I didn’t specifically question prior to signing and it’s just a good reminder to always ask the questions if it’s something you haven’t seen before.
Oh those info forms that require past address and employers and spouses forms are the worst. I’ve never used a shipping center that didn’t have supplies although Safeway never carried supplies. I have a box in my car with extra envelops.
I avoid getting upset with people. They talk amongst themselves the same way we do. Sometimes if a signer dates when they aren’t asked for a date that can change the requirement. So blowing up even when you’re irritated should be avoided. But you know that. so anyway…
Today was an easy fix. But clarifying the fix took longer than the whole signing did. And I also had to tell them the signer was told to stay out of the margins but did not follow this instruction so I wouldn’t get in trouble for her being in the margins. Some people simply don’t listen.
What added to the frustration is I knew what he was talking about and explained it to him, but he insisted that I open the package. The signing service customer service was based in India and I had asked to be transfered because it was difficult to understand him and he said ok, then just hung up the phone. I don’t usually show my frustration with them, but this whole order was a struggle and he capped it off. If services are going to employ people to review the docs they should atleast know what they’re looking at and be able to effectively communicate with us. The package was shipped by Fed-Ex and we don’t have a ship center here so we have to use drop points in Walgreens. They scan and give digital receipts but they don’t carry supplies.
