I don’t know if i messed up a Warranty Deed because i didn’t sign the witness line just the notary part. In Florida they require 2. So the signer signed, the other witness, signed but my signature and seal are on the certficate.
Please let me know in your experience will they kick it back.
It’s not recordable - needs 2 witnesses on deeds of conveyance; now, unless someone at title signs as a witness (highly unethical since they didn’t really witness, but who knows) they’ll probably kick it back - or assign it to another notary to get a new deed signed and your pay will be docked for the error.
