When a signer has 4 and 5 names combined but only initial with the two common names such as first and last name, is it necessary to initial all names on loan signing documents? The signature lines have all names listed and they have signed all names. For the initials they only use two. Please advise.
If docs have all 4 or 5 names, and they’ve signed that way, I’d have them initial all 4 or 5 names, too.
However, your best bet is to check with your hiring party as to what they feel is acceptable.
This gets very tricky. I’ve had a lot of cases where the signature line will be First Name, Middle Initial, Last Name, but when they initial, they’ll just put first initial and last initial. Or, what about when there’s a “Jr.” after the name? Are they supposed to initial as “FL, Jr.”? I’ve never had any pushback on this from lenders or title companies, unless the initials are missed completely. In other words, it’s always better to put “something” than “nothing” ![]()
I usually tell a signer how many initials they should use but I have also had title folks tell me if it’s consistent that’s what matters. Best to ask title
Unfortunately title was not available on the weekends for questioning. This signing was through a signing service. In my opinion, some signing services always have to find something in my scans to find incorrect. Causing to make an additional appointment with the client. In this case one of the signers is out of state and happen to come in for this appointment just for the closing. I think the instructions should be clear as day before sending a mobile notary out. Especially if your going to be that specific. I’ve never seen anyone add 4 or 5 initials in an initial line and on top of that request this after the fact. I am wondering if this is what certain managers/owners do just to be fussy or always have feedback for a mobile notary. It will become questionable to take future signings if this unprofessional behavior continues. The goal is to have a seamless signing the first time. I thought I would ask and make sure I am not the only one in my own bubble where this is occuring.
