Last Minute Cancelled Signings

Absolutely! They’re paying for our time, which we spend in practically the same quantity, whether it is a large package or a small package. The greatest amount of time that I spend on a signing is in travel, not in printing and not at the signing table. My opinion is that all time is created equal. Travel time is not less valuable than any other time spent. It’s actually more valuable in that you’re also spending your resources on gas and wear and tear on your car.

That’s a great statement to remember, and I’m sure I will use it going forth, and I’ll say a great notary once wrote that, be cause it doesn’t. A print fee does not cover a blocked time slot for an appointment that was firm

True its never taken into consideration our investment in our.

But that’s just it - there’s no such thing as firm. I’ve had signers call the morning of an appointment and say don’t bother coming I’m not signing this loan.

It’s the unfortunate part of the business. Not a lot we can do about it.

@slcaldwell201 :sparkles: Thanks! :sparkles: Albeit, credit where credit is due . . . That is an age-old adage! It’s quite a common idiomatic proverb - so much so that there is not one sole individual that it can be attributed to . . .

I’m actually keeping up with the cancellations along with the paid accounts and considering it a loss. I had to remind one company who would assign and 3 out of 4 would always cancel, the “assignment” is not a retainer. If it were, they would have to pay whether it cancelled or not. They are doing much better now.

@cryman.notary Great that you noticed the ‘pattern’ & tracked it.

You submit the invoice detailing the print charges (my state has an allowance). I charge $25 minimum fee (printing plus time). If they don’t pay it, I start collections.

Keep in mind printing more than 24 hours in advance can result in zero payment for printing, It’s in most terms from signing services.

It seems like the signing services are stacking up and a lot of scamming ones…

I get hammered with multiple Loan Signing Service ads daily. Earn 100,000 a year blah blah blah blah. I think a lot of notaries believe it. If there are notaries making that much - they aren’t here.

@HilesNotary :white_check_mark: Absolutely True! :white_check_mark:

I often express via the Notary Cafe forums the following Guidance for Accepting Signing Order(s) [SOs] from a client who is new to your business . . .

SPECIAL NOTE: Accessing the database to locate information about potential clients has saved many of us an inordinate amount of time ‘chasing’ payments for Services professionally provided to potential non-payers . . . :crown:

In addition, I share additional insightful & supportive information within this Notary Cafe thread about that as well as Invoice Management techniques.

On a few occasions over the years, I’ve recieved cancelation EMAILs while driving to the appointment 20+ miles away! I started pushing back real hard on their $25 trip fee and $15 print fee. If I reach my destination and the client has to tell me it’s been canceled, I’m treating it as a refusal to sign and I’m demanding my full fee. This has happened multiple times and my line has been drawn. A simple trip fee doesn’t pay for the 3 hours I’ve already dedicated to this signing.

You don’t have to tell them “when” you printed the documents. If the cancellation is last miinute, you can tell them you printed the docs last night or this morning.

24 hours is ample time

I’ve always disliked when they tell us that we shouldn’t print documents until 2-hours before the appointment. What a load of crap that is. Do they think we have nothing better to do than sit around until the 2-hour mark to print documents. We have to work it in within the framework of our schedule. If that means printing two days early, then so be it!

I do 24 hours. 2 hours forget it I am doing other things probably.

@pascarnato :tada: Good Morning! :tada:

Have all these contributions have provided you with outstanding insights to guide you along the way?

Hopefully, the situation (see excerpt above) has begun to reveal some changes for you. :white_check_mark: Honestly, some things just take time . . .

As I often express, owning & operating a business within this industry sector is a Marathon (not a sprint)!

I was recently called and given a double assignment. A half hour later I get an email cancelling both. There was actually a third loan signing that was given to someone else and they wanted the same person to have all three. So, yes…this kind of stuff happens all the time. Sometimes you’re the beneficiary of it and sometimes you’re on the losing end. When it happens to me, I just kind of shake my head and move on. What else can you do?

That’s why I’m going back to work!
