I’m new, have studied a lot of the documents and watched mock signings online, but it’s typically just one person in those videos. When there is a couple sitting at a loan signing, typically do both of their signatures have to be on every doc that is meant to be signed? Is there name usually printed below each signature line?
Depends on if both parties are borrowers. In some states, spouses who are not borrowers only have to sign a few docs, deed and Compliance - depends on the lender.
In most cases, signer names are printed where they are to sign. Not in every case. Some lenders include documents that say “Borrower Signature”. A non-borrowing spouse would not sign those.
Ah thank you so much! So if a spouse is not a coborrower, would it say “spouse signature” or something like that on the deed and compliance, etc. if their name is not printed?
a non borrowering spouses name is usually preprinted where they are supposed to sign but I can’t guarantee that’s always the case - it depends. If you get the documents be sure to review them when you print them. Anything that isn’t clear, make a list of those things and call and ask. It’s always best to ask the people who hired you. We’re mostly all just notaries the best guidance are from title people. Make a list and call the title person on the transaction. They’d rather you asked then get it wrong.

- Review & Memorize the Notary Handbook for your State
- Familiarize yourself with the set of sample documents for loan signings available online
- ALWAYS remember for any questions about the documents or how they are to be executed including Trust documents, etc. ===>>> Reach out directly to your hiring entity to pose your query(ies) to them in writing.
Their response in writing will support you in the future should a discrepancy arise & avoid the “he said” ![]()

Now also take note, when there are two borrowers, on the application, each botmrrower will have their own information page that they must initial to state they are applying for joint credit. Do not forget it. Its near the top on the left of page.
I’ve done some HELOC’s recently where each borrower has their own section on the application and each page has an initial line that requires their initials. Which was new.
