Seller Package Help

I have my first signing tomorrow. Its a seller package. The seller has an attorney in fact. Here are my questions.
1.Does anything need to be completed on the certificate of disclosure and do I collect the $60?
2.Does conveyance fee statement need to be filled out?
Closing in escrow no boxes are checked. Does seller still need to sign?
3. When documents ask for social or FEIN I assume its is that of the owner, not the attorney in fact?

don’t worry you’ll do great.
1- yes the certificate of disclosure must be filled out
2- yes also, if there are no checked thats ok if they all are none or false if somethings incorrect . There’s usually a signing page for that, you can add a loose leaf , so if title wants it , great its there , if not they can shred. signer only signs where their name is
3-yes for the signer , not you, also obviously since you’re doing AIF -

@georgia_draise Truly, you’re going to be BEST SERVED by reaching out to the business entity that hired you for this Signing Order [SO] to gather correct information that you need for accurate completion of the documents for your signing engagement.

  1. The hiring entity needs to address your query on this one.
  2. The hiring entity also needs to address your query on this one.
  3. You’re CORRECT the SSN/FEIN of the OWNER is the data to be supplied, NOT the data of the Signer. If the SSN/FEIN of the signer/AIF is utilized, then the Federal (& if applicable State) taxes will be due from the signer/AIF, not the Seller. This would be a BIG PROBLEM!

This is another reason that you’re BEST SERVED by asking the hiring entity (those of whom you’re responsible to) for responses to any clarifications or queries that you may have regarding completion & execution of the documents.

After all, it’s you that will need to make a 2nd trip for FREE if corrections need to be made for any errors.

yes she’s right , ALWAYS check with the hiring party first, they’d rather you ask then mess it up. plus professionals in ANY field ask questions and its good to show to care , want to learn and do a great job

Within the seller package there are specific instructions for the NSA.

  1. First & foremost - Honor the statues & regulations of your State.
  2. Memorize the Notary Handbook of your State to ensure you fully comprehend the requirements, insights, & rules as well as how to implement and/or apply them.
  3. Review in-detail the Signing Order [SO] instructions that guide you to achieving a successful signing appointment while adhering to the statues & regulations of your State & the Notary Handbook of your State as the PRIMARY guideline when providing professional services.

Hi no offense but I recommend that you take courses from Notary Stars, they have nightly zoom classes as these are important documents especially to the signers…(NotaryStars.com is recognized and much fun, my personal recommendation) I was in zoom classes with 200 plus hours (3 months) of training to give a full description of each document before I ever completed my first closing… Yes that was a personal decision but I also have made being a closing agent a full time job.

This is what is meant when we reference that “it’s a very small world” in this business sector.

Someone new can make an inadvertent (or simple) error on their initial few signings and VOILA! Their name is “out for publication” between & among lenders, title/escrow companies [T/ECs], etc. and those individuals are avoided for possible Signing Orders.

Another reason we advocate for ensuring you receive some professional, reliable, & trustworthy training (not YouTube) prior to accepting your initial Signing Order. Just looking out for your successful Business Launch!

As new members seek insights regarding launching their business, a Key Element to Success is providing themselves with an appropriate foundation and undergirding that will serve & support their business.

There are multiple factors to consider:

  • What is your background?
  • Do you have experience in Real Estate?
  • Do you have experience in Mortgage Lending?
  • Do you have experience in Banking?

Etc. ad nauseam . . . => just know that you’re launching a business and the onus is upon you to create the best foundation possible from the onset.

My personal experience:

When I initially started performing this work, I successfully completed MULTIPLE training/certification programs including Notary2Pro & NNA and many others. I have extensive experience in skill sets that require certification and recurrent evaluation tests; i.e., I’ve maintained my Project Management Professional [PMP] certification for more than 20 years. So, I understand what it usually entails and the elements that should be included within a comprehensive training program.

Regarding the NNA training specifically, it’s lacking across multiple topics & categories. Many NNA “graduates” choose to take additional training courses elsewhere, because they sense they’re insufficiently prepared. Their primer has errors throughout. Their hotline is less than reliable for accurate responses.

In my experience with undergoing the multiple training programs for certified notary signing agent [CNSA] certification, hands-down without question, Carol Ray’s Notary2Pro training programs are optimum in this industry. I’ve successfully completed ALL of the multiple training/certification programs that Carol offers through her company Notary2Pro. Her programs are thorough & detailed.
