I’ve had a lot of Texas Cashout requests for $100-$110. I counter offer and haven’t been assigned to one.
More than likely someone is accepting the low ball fees.
As reference, these type of closings pay well. I usually get compensated $250-300 per signing.
I make the appointment at the title office (not always easy when they are booked), I also pay a fee for using their office, print the pack, make copies once docs are signed, sometimes scanbacks are required, drive to FedEx/ups after. My time and service is worth $250-300.
If you don’t negotiate, you CAN negotiate fees with the title office or signing companies.

The max fees I can squeeze out run $150.00 for Tx Cash outs, HELOCS, and Reverse mortgages.
