Signed last night with a gal who said she had signed the day before with someone else.
No idea why. Wasn’t told by anyone why, except for trust verbiage requirements. I always recommend folks check with Title on what they want because it can vary from Title Company to Title Company. I had checked but not sure if the previous notary did. And the signer was a notary so that was interesting.
That’s the ONE instruction that is the most needed and never provided. I always ask. My most memorable and laughable response to: Do you want: 1. Name only. 2. Name & ‘Trustee’ or 3. Name, Trustee & name/date of Trust? The single word reply I received was “Yes”. 
Glad I’m not the only one. Often the support person receiving an emailed query doesn’t know and doesn’t want to ask. But I always find someone at title who knows for sure. I guess correctly a lot, but I always ask.
