Hi,

I have a question regarding the Affidavit of Property Value that needs to be submitted to the Recorder’s Office.

At the bottom of the form, I noticed there is a section for the Seller/Agent’s signature and a section for the Buyer/Agent’s signature. It appears there is only enough space for a single buyer’s signature, and there is very little room to affix the notary seal.

Would it be suggested to include a separate Verification on Oath or Affirmation page, which provides space for both buyers’ signatures and adequate room for the notary seal?

Or, should I reach out to the lender on whether they prefer that only one buyer sign the Affidavit of Property Value and that I try to fit the notary seal into the space provided on the form?

When I’ve encountered that form, I have both signers sign (buyer or seller), on the same line or one above the other, and I attach a California-compliant notarial certificate. Besides the verbiage being compliant, this also gives plenty of space for my notarial stamp.

I’ve done the same with side by side signing or one on top of the other. I turn my stamp sideways and it has never been rejected to my knowledge. Mind you, I don’t see that every day but at least every few months.
