X Marks the Spot has some huge packages I encountered of 165 page poorly constructed refi documents from Stewart Title. (print out with copy was 330 pages!) I was asked to drive to Marin County from San Francisco with an $8 toll, gas and material costs for $100. The documents I received were a mess with many notarizations out of state unlawful wording that needed certificates for each one. I therefore cancelled this assignment upon receiving the massive job. The time to sign the documents would have been over one hour. The driving time would have been 1 1/2 hours round trip. Missy offers $100 no matter what the size of the job or geographic market. Just $100 covers all of what you need in her business model.

X Marks the Spot was offering the same $100 ten years ago and doesn’t consider inflation ($19.00), cost of living changes, materials, tolls and gas costs. I worked 5 years (27 packages) up to 2015. When I told her my fee was $125, primarily because I had my own local business doing well at the time, she discontinued using my services only paying my fee once.

I noted the fee Ms. Rowe receives for my work isn’t anywhere on the Settlement Agreement so I can determine what her excuse is for not providing a legitimate fee for experienced notaries such as myself. Missy doesn’t respect the work we do out here just farming out packages on auto pilot technology and software using SigningOrder.com making far more money than we are. I think it’s brutal to have no consideration for the above mentioned issues.

Missy does pay on time, but she never pays early holding the check up for 30 days. Never a day early.

I have something that you will love, On the new app there is a messages button, click that , advise you would like your fee increased, I never got told no from title 365, I always ask for 200+ even if its a small package . They are my #1 Favorite company

Look into Venbooks Accounting Software. https://getvenbooks.com/
This is the best accounting tool I have found. They autofill in most of my signings. If they are not signed with the service, I just forward the confirmation and it will populate in the program. Rarely do I have to type anything in. AND there is an there is a simple itemization tool for your expenses. It was heaven around tax time. I use to use Notary Gadget.

Why are there soooo many scammers? Do most notaries create signing services to scam their fellow notaries? How is that sustainable? And thanks for the list. There are so many bad apples to keep track of lol. And they’re all premier, premium, prestige hahaha whenever I see that my brain just thinks trash.

That is a very old, outdated list and many of those companies are already out of business.
