Frustrated With Snapdocs

Had the samething happen last week. Intial order fee was $100 I countered at $150. They sent out another blast at $125. I countered at $150. They then sent it out at $150 and l responded available. The signing wasn’t filled for about 30 minutes and it went to another notary. It feels like they weren’t giving it to me because I kept responded with a counter and drove the offer up. May not be how it happened, but it sure feels that way.

The newest thing with Snapdocs, the Document List. I’m fine with that if the package is in the same order as the List, however, I’ve seen list that were not and it was a nightmare. I’ve sent it back incomplete and told them I would have to charge to complete that document or to resubmit when they had it in order.

What? I don’t even follow that. You get files. Print the documents, keep that order. It’s very easy.

If you do a package that shows a preferred list of document order to submit THAT IS NOT the notary’s List. You ignore that and return every package the way you print it.

You don’t pull out a closing disclosure and then put it back out of order. I’ve seen some notaries say they provide a CD at the very beginning. Don’t get them out of order.

As for not on the list - the List of Documents isn’t for us. You’re stressing over something that isn’t even your issue.

@cryman.notary Does the Document Listing you reference look like this one?

Or this one that is within the Instructions to Escrow/Title/Closing Agent segment of the document package? It’s usually 4 - 6 pages & near the Top of the document stack . . .

It may say something along the lines of: “Please Furnish the Following


Those documents are for the Title Company Auditor or for the Title/Escrow/Closing Agent.

Sometimes it can be confusing of who the instructions are for, but just review the package to check for the above-noted information to help you discern if the Document Listing/Sequence instructions are for your attention (or not).

In my direct experience, I’ve never seen instructions from the Title/Escrow Company [T/EC] to alter the sequence of the document package.

If the T/EC provides the document package in one PDF file, they definitively want (without exception) for the document package to remain in that sequence/order.

That list doesn’t look familiar or its one I do ignore in the document package. The companies I work closely with will occasionally throw in a checklist. I’m sure it’s been requested, and they are usually exact in order. My rule of thumb has been; I’ll do the checklist provided if in order and I always check for a Notary Signature line. It must be working, nothing has been said to date. I’m VERY diligent in keeping the package in order. I’m not sure how the Snap Docs requirement will work. It sounds as if they have a document checklist for every order which is fine as long as the Title Company follows the checklist as well. That’s where I’m concerned. Not going there if everyone is not on the same page. Thanks for the info! I’m going to look it over.

When I read your post it was easy to ‘catch’ your reference :white_check_mark: to the document listing that should be summarily skipped, because it’s for the attention of the Title/Escrow Company [T/EC].

I have some that are in the front of the package directly addressed to “Notary.” I don’t mind having it to double check that I have everything they say I have. That only takes a few minutes. I think they must have their own issues with sending completed packages. I have seen where they are completely out of order, and I will not complete them. Wouldn’t you know, I just had one last week. Can’t find a copy now. I’ll watch for the next one.

The list has nothing to do with the order you receive the documents in.

You are not getting documents out of order, you are mistaken from the get go that the order of documents submitted by a closer at the Title company has anything to do with you.

You get a package, you print a package, you present it to the signer, you notarize where appropriate, you review it to ensure it’s error free you return it in the order it was received.

That’s the job. Comparing a document list to anything, Unnecessary.
Returning in a different order than printed - incorrect.

Not sure where you got any other information, but you are not correct if you believe your job has anything to do with lists or the order documents print. And if you are refusing to complete assignments because of this. Don’t worry there won’t be any assignments to worry about.

When I get a text, I always feel like I’m in a road race to accept or decline the offer.

That’s why I end up with long distance orders in my area. No one likes them. Anything local is definitely a race.

I’m sorry…you are not understanding this! Please don’t make it seem more complicated than it actually is. It’s just a checklist…it’s appropriate…I have enough sense to know that. I believe you are judging when you really have no comprehension of the paper I’m talking about. I’m sorry I made this so difficult to understand. Let’s drop this topic please.

Yep. In East Tennessee where I am at, that race isn’t just local, it stretches out 30 miles plus in either direction. If you miss a text or try and see how far away the signing is, it’s already gone.

I believe you answered your own question when stating, they each keep their own record of this. So just because you are fidelity approved for one company does not mean you are fidelity approved for another company.
