Hello All: I have an assignment today, and upon review of the docs. There are 2 title docs date 1/16/2026 and a disbursement acknowledgement for TN. I am in IL. I know that I can substitute my own acknowledgement &/or line out the state/county error. But what about the date? I am not supposed to line out and correct a date, right?
First and foremost: ask your hiring company or preferably the title company involved. Some TCs/lenders don’t want ANY changes to their documents. Hence, a redraw. They may have a reason for that date.
Insofar as the notarial certificate – that is the strict purview of the notary. It is to be compliant to the state in which you (the notary) signs. You can strike through and initial or you can attach a state-compliant notarial cert. Personally, I prefer attaching a California-compliant cert (I’m in California). This keeps the docs as clean and neat as possible. just my opinion
I’ve always been told it doesn’t matter what date appears on the docs. What matters is that the date WRITTEN IN by the signers is correct to the date they’re signing and YOUR notarial certificate is correct to the date you’re notarizing.
Many years ago, I had a signing. I noticed the dates on the docs were for the following day. I called the signing service and they instructed not to worry and get it signed (in writing via email). Got it signed and shipped. The next day, I get a call from signing service. Gotta get docs re-signed due to date. Received full pay for both signings. Not my fault. I was following instructions. Guess they should have talked to Title or Lender before issuing incorrect instructions …
I belive both. But the errors are only on disbursement acknowledgement. I checked and I can line out and correct these docs, but it does make me feel a certain way, tbh. Im adding a general acknowledgement and having them initial all changes.
