Increase in Scheduled Signings Canceling

Believe it or not a lot of times the closing is scheduled before a Questionnaire is complete and it leads to finding out last minute that they don’t meet the requirements for approval.

I can see that. I have another late documents today that may end up canceling.

This is truly a problem in the mortgage origination. Some of these MLOs are trying to hit numbers. They aren’t paying attention to detail.

I advocate in my network to always use an MLO you can see in person, not use an 800 number.

Ask for a print fee to cover ur cost of materials if it canceled within same day of appointment. Ask for half fee or travel fee

It seems loan officers or mortgage competc are anxiousto get a deal done.

I wonder if they’re just trying to push everything thru for their fee..throw it against the wall see what sticks

Anytime i had nonsense like this ..i billed a print fee and travel fee if i didnt demand my full fee..which at this pounr ..i would have..as u say you lost $800.

Didn’t print anything. Didn’t bill anything. Did a different contract that came through instead.

I always have a conversation with at least one signer. No texts. I tel them I have a few things I need. 1. A table. 2. 2 IDs. At least one with photo.That helps.

I have been seeing it more this last month here in central Indiana. Also - I am usually finding out from the signer NOT the service which makes me so angry.

I’ve had 11 cancellations so far this calendar year. The reasons have ranged from disputes between the lender and the borrower over the figures in the CD or SS to the signer not being physically present in my state for the day of the signing, to the docs not being ready in time. Yesterday, I had a seller cancel because his personal attorney, who is also a notary, agreed to notarize the package for him for free at the last minute.

Thankfully, in most instances, I had not yet received or printed the docs by the time I was made aware of the cancellation. But, one thing I have noticed is that in 3 years of being a NSA, this is the highest number of cancellations that I have seen in a 4 month period. The prevailing theme seems to be negligence on the part of the MLO or the title company.

Let’s hope that the remainder of 2026 yields better results for signings because this is going to be a monster year for the ever rising cost of living.
