Notary Signing Agent is NOT my main source of income (won’t allow less than 20 characters). My healthy Social Security is - I hung in with Corporate America long enough to insure that! But I guess I’m also an LSA since I’ve done loan signings. From a professional perspective, was I supposed to take classes for that, get certified, etc? I was a Realtor for 22 years so I know the documents and no one would know I’m not “certified”?
Cheryl M - Wish I could do that if I did that, I could only charge the maximum allowed in my state for individual work such as that = $5.00!
Please explain who is “6 figure notary guy” and how did he “flood the market”? And who is it the “they” who are bottoming out prices?

No. Since pricing seems to have dropped per assignment, I still only take the jobs that pay a "fair’ price with all of the travel I do that are not where I live. At one point during the pandemic, I did take a lot more work and would do 3-4 jobs per day 6 to 7 days a week. This was only to get everything except our home paid off for when my husband retired. Happy to report he retired last October and we have done a lot of traveling and I refuse about 75% of the requests that come my way, even those that are in my fee range. Loving retirement and this gig being flexible for me to just say no.
I did forget to mention that I have been receiving a pension for 10 plus years since I retired from my engineering job. I also have been receiving SS benefits for the past 2 years and now my husband receives his SS benefits. Given the type of work we both did, for now our SS benefits are on the very high end. Hope it continues through our golden years, otherwise, our lifestyles would have to change with just my pension or I would have to go back to taking a lot of the closings I don’t now.. My heart goes out to those dedicated signing agents who depend on doing closings to live. Very sorry with all the changes that have made this more difficult for them to survive on what they are being offered.
No…almost all the major signing companies have an office in coropolis pa. Minutes from pittsburgh airport ..its not big at all. Always found that interesting .when i questioned it. I found that the staff would all deny knowing it . There are a few small office complexes there. They have offices in those building..most all of them . Amazing

Can’t think of even one logical reason for a signing service.
I was making enough to support myself as an LSA but in 2022 I had to start taking SS due to decrease in business due to interest rates. I had wanted to wait to start collecting SS but saw the writing on the wall. I have had a good summer but unless rates come down, it will go back to being slow again. I love what I do and my clients love me but I have over 119,000 miles on my car and I can’t/won’t take the lowball offers. I have some regular Signing Services that call me direct and offer decent fees. I won’t drive an hour and have a 200 page package X 2 for under $100. That’s an insult. I will contine to do this for as long as I physically and mentally can.
I am no longer doing signings at all. Pay way too low. I don’t work for free.
Yes, I am a full time mobile notary and signing agent. The fees do not cover any form of living expenses.
I have been saying these things for years. And I have only been at this for 10 years. When I started It was not uncommon to get 200 for a large package, but a smaller package was 125 and that would include a seller signing. Now with signing companies and tech companies like Snapdocs taking a large cut for being a scheduler we don’t get paid enough to make it worth while. It only makes sense for me if the appointment is close by and for the most part at least 100. for a small size file. There is no way I could say that this is my primary source of income. I used to make a lot more and it wasn’t then either. Now it is just a little extra to go out to eat!
No it’s not. Retired, I do this for extra.
Not now. I used to have a thriving loan signing business 4 years ago.

The reason is pretty obvious…so the title companies don’t have to deal with us lowly notaries.
I got the idea to do it because of the notary that came to my house too. The corporate world got sour and I started doing it full time. It’s very enjoyable and I have yet to meet a customer I didn’t like. Everyone is so different and I never know what to expect.
Yes I know. A few customers in 2024-25 who had mortgage packages have come directly to my office or their locations without the hassles.
