No Docs! Do I Still Get Paid?

So I was given a REFI signing today but the docs never arrived all day and the signing was put on hold.

This hasn’t happened to me so that’s my question- is it typical to be paid regardless or is it typical to not be paid?

@paul As there were No Documents & presume you didn’t engage in any Travel (due to No Documents), the short answer would be: “No Payment.”

With no docs it’s an unpaid cancel. Best you can hope for is if it gets re-scheduled it may come back to you.

Just to play the scenario out for learning (and I am curious if others have different experiences), let’s say you got the docs, you printed them and got ready and then the appointment was cancelled. I’ve had that happen a handful of times and I have gotten anywhere from $12-30 depending on how much paper was used and the policy of the hiring company.

Another scenario, you get the paperwork, confirm the appointment, arrive on time but the signer refuses to sign, which I have also seen a few times. You should expect at least 1/2 of what you negotiated for. I always ask for more. I printed the ppwk, prepared it by reviewing ahead of time, drove there and back, and sat at their table on the phone trying to get everyone connected. I put in virtually the same amount of time whether they sign or not. I have gotten paid the full amount once, 1/2 amount another time and somewhere between a 3rd time. Every company has their own policy and you can always appeal if you think it is unfair.

You won’t be paid if you don’t have docs to print.

For at the table cancels I request the full fee. Some pay it some pay 1/2. If you don’t get documents it’s an unpaid canceled appointment.

In general . . .

  1. Printed documents and appointment was cancelled
    ===>>> Payment of PRINT FEE Only as per the agreed-to Fee annotated on the Signing Order [SO]
  2. Printed documents, confirmed Signing Appointment, arrived On-Time, & Signer(s) Refused to Sign

  • Payment of FULL FEE as per the agreed-to Fee annotated on the SO especially if you’ve been On-Site with the Signer(s) for 20-30 minutes

  • Payment of HALF FEE as per the agreed-to Fee annotated on the SO if the Signer(s) Review the Closing Disclosure FIRST & immediately Refuse to Sign

SPECIAL NOTES:

  • The above scenarios are General Guidelines.
  • It’s important to negotiate these items Up-Front at the time of SO Acceptance.
  • If it’s a Regular/Recurring Client, you would have already established the operating baseline for these anomalous types of Fees.

Remember to ALWAYS submit an Appeal for a Fee that is unreasonable.

cNsa5, I was thinking today that in fact I have had a cancellation before but there was a lot of communications so it didn’t feel like a burn so much as an unfortunate turn of events.

There’s been no comms today from the title company so I am inclined to go along with your assessment.

I do now recall having had a cancellation in the past with no payment. In the case I remember, the number of printed pages was negligible and there was a lot of comms so I was willing to let it go without feeling I had been burned.

Nope, that’s the name of the game. It ■■■■■ but that’s just a part of it, sometimes everything goes great, then you have some companies who book everything and is a roll of the dice. You soon figure out who’s who and engage with them accordingly. Title doesn’t know 100%, lender doesn’t know 100%, but can always be a hold up or a snag…it’s a well oiled machine by the time we get it. That’s why I shake my head after all of that a name is misspelled…:scream: Something so simple when they deal with so much more in the process.

No you don’t get pd. They may reach out & ask if you can still do it or want it when docs are ready

Kendra…yes, that has happened a few times in the past but in this last case we spent several hours while they kept telling me the docs were coming, the docs were coming but the docs never arrived and I had turned down two other signings for that same day.

Without docs you aren’t officially confirmed so in the future when you get offers for a time slot where you are waiting for documents. If you take a different job you can just email the other hiring party and state without documents you had the opportunity to take an appointment for which documents were ready so you’re no longer available.

I did that with a company who canceled due to no documents more than once. Now that company emails title and says we need these documents in advance.
