PO Box Listed in Closing Docs But Address On IDs are Different

Hello All,
I have a buyers closing coming up and I’m not comfortable with the buyer’s identification. First of all, the address listed in the documents is a local PO Box, yet her drivers license contains a physical address different from the PO Box listed throughout the closing documents.

Also, the closing will be not be held at the physical address listed on her state issued drivers license – which usually helps show a link between the signer, the identification, and the address listed in the the closing documents. Here, no such link exists.

What additional identification should I request from the signer to show a link between her state issued ID address and the PO Box listed on the documents. Could this be a questionable transaction? What would you do? Thanks in advance for your opinions.

You don’t say what state you’re in. You must follow your state’s requirements for IDing a signer.

In California, the address listed on the ID is of no consequence. We live in a mobile society. People move often. Also, usually peace officers/public officials don’t list their actual address on their driver’s license for security reasons. As to signing location not matching address on ID: sometimes people request signing at a location other than their residence … perhaps a Starbuck’s or their office or at the airport on their way out of town, etc.

What does matter on the ID is does the photo match the signer? Does the physical description match the signer? Does the birthdate match the signer?

Hello Yolicue, the NNA confirmed that verifying the signer’s identification based upon the government issued photo ID and the signature is sufficient. Thanks so much for your response!

@kim8 It’s important to Review the Notary Public Manual/Guidelines for your State to determine what you’d need.

As a business owner, you’ll want to ensure you’re operating your business & providing your Professional Signing Agent [PSA] services within those State Guidelines.

The address on the ID doesn’t necessarily need to match the address that’s on the loan documents.

Some people don’t want to go through the process of getting an updated DL each time that they move.

If the ID is current and the borrower matches the description listed on the DL, it should not be a problem.

As for the signing address, perhaps the borrower has chosen to meet at a neutral location.
