I printed my closing package. Instructions say not to date the Note, I do not see a “note” in the package. I was told to remind the borrower to sign “flash docs”….Is the note in the flash docs? or is it also labeled something else sometimes.?
Instructions say replace “dot.swap page please”, what is that?
The instructions only say the borrower either needs to wire a check or write a check in the amount of …, but I also see in the package there is a document for the borrower to pay the attorney for document prep in the amount of $150. Do I have him write 2 checks or is the $150 coming out of the 1st check?
I have emailed these questions to my contact, but no answer yet. PLEASE HELP
The note is often not dated. If you didn’t get a note in the package that sounds like an error. Deed of Trust swap page - not sure what that means - I’d call the title company during office hours. The only cash to close you collect is what is on the Closing Disclosure marked due from borrower. The other invoices just show the signer the fees they are paying per the Closing Disclosure no they do not write a check.
If cash to close is over $1500 most title companies require a wire or cashier’s check. Chances are they have seen the CD and know wnhhat they need to pay.
It’s getting less common to have to collect a check from the borrower. Most of them do bank wires. I’ve never liked collecting checks. If something happens and it gets lost in the shuffle, you know who’s going to get blamed for it.

If you collect a check scan and upload a copy from the table. I carry envelopes and they go on the top of the documents. Another reason I always use a clip. Nothing gets scrambled or lost.

I always use a clip to bind the documents, so I just put the check at the front of the package where they won’t miss it.
I thought it odd that the instructions do no say to scan the check along with all the documents if he pays by check….
In the documentation there is a document for the check to be attached to. The instructions did not say where to put the check. Prior to you saying this, I was going to attach it to that document.
My other concern is even if there was a “Note” in these documents, they asked me not to date it. If this is a document that gets notarized, isn’t it illegal if I don’t date it?
You don’t notarize a note. And it is usual to not date it.

There are no pages to initial, is this normal?
Initialing every page of note deed and riders is only lender or title specific not everyone requires it.
I hope your client is requiring scans because you’re definitely not ready for this business.

I feel this is a rude comment. I have worked at attorney’s offices and a title company preparing documents & closing packages. I am prepared up to having the envelope and label ready. All flags on places needing signatures, etc. The borrower’s documents have his own labeled folder, to be professional. Yes, I feel anxious and nervous as it is my first and I understand that is normal!! My 3 concerns were the “missing” note, the page in the DOT I switch out, and maybe needing another check….which I have contacted them about. Have a good day.

Cheryl, It is extremely nerve wrecking to do your first closing as a signing agent. You’re doing what you’re suppose to do whether it’s your first or 500th. Every Company does business differently. Asking them for clarification on their instructions is the professional thing to do. Good luck and I’m rooting for you!!!

Thank you so much for the positive feedback. I completed it….probably a little slower that the experienced closers. ONLY because I triple checked everything. I was more nervous than I probably should have been. I feel it’s better to be nervous and cautious than neither.

Thank you, I am independent and try to figure things out. With that being said, I am not afraid to ask questions, that is how we learn. BUT, I want more business and do not want questions to scare the offers away either.

You’ll scare more offers away by NOT asking questions and subsequently making mistakes and having to do it over. Never be afraid to ask if you’re not sure about how to handle something.

I check Signing Order regularly and noticed the completed closing from yesterday has disappeared. Is that a glitch? Has anyone had that happen?
