Today at 1:30 PM, I received a call from Amrock asking if I could complete a 7:00 PM refinance hybrid assignment on the same day. I accepted the order and inquired about the fee, which turned out to be $55 less than my listed fee schedule. Despite this discrepancy, I proceeded with the assignment, driving 55 minutes one-way to the signer’s location.
Upon arrival, the signing process initially went smoothly. Thirty minutes later, we completed the paperwork and commenced the digital portion of the hybrid signing. At this point, the platform indicated that the signing order had been cancelled. I contacted Amrock, and the representative explained that she would reload the documents and advised us it will take around ten minutes for the process to complete. However, after eleven minutes, the platform still showed the order as cancelled. Ten minutes later, I received another call from Amrock. The representative informed me that the order had been previously cancelled by another signing agent, which prevented the Clear sign platform from reloading the documents. This hold matter could have been avoided and the signing should have been given to me as a full paper signing. Amrock dropped the ball in this situation, but they want to penalize me and treat the error as though it’s my fault.
The signers expressed their desire to have the loan closed that evening. The representative asked if I could receive the documents in PDF form and print them out. Given that I lived 55 minutes away and it was already 8:00 PM, this was impractical. Consequently, the representative informed the signers that closing would need to be rescheduled.
Why do you accept an order and not know the fee? And after discovering the fee why not attempt to re-negotiate to match your requirement? In a circumstance like that I would have asked if they had a printer and if so I’d have asked to use their computer logged into my account and printed on their printer which I’ve done once before.
In your situation I’d have billed it at 100% of fees because the errors weren’t your doing. But that was awful. How does another signing agent cancel an order you are handling? Never seen that before.
I charge a lot for nighttime signings because truth be told I don’t like them. Sometimes I get the high fee I request and do them and sometimes not. With date sensitive documents they need to close the day drawn. But in some circumstances, I’d ask the signer to print the documents or allow me access to tne printer.
Sometimes we have brutal live and learn opportunities. But don’t accept any assignment without an agreement on fees.
I never accept assignments without an agreed fee. The company should have used my updated fee schedule, but it seems there are database issues. They haven’t updated my profile with the revised fee schedule for 2025, that was sent three weeks ago. As Murphy’s Law states, “what can go wrong, will go wrong”. This is part of doing business, but it’s a major headache when it occurs. I too, dislike taking assignments scheduled after dark. It’s hard to see house addresses and driving conditions. That assignment just reconfirmed that night time loan signings are a thing of the past for me. Oh yeah, that signing order was rescheduled and given back to me. So there’s time to get this fee problem resolved. I was able to schedule the assignment for this coming Saturday morning. Funny thing, the company updated the signing fee based of on 2024 fee schedule. Now I just have to work with the company to get things done correctly using the 2025 fee schedule. Sometimes we just have to row with “punches”. When “life” threw me a curve ball, I just make a readjustment and keep swinging until I hit a homerun.
You can check your fees on the Amrock mobile app. Just go to Profile then click on Service Fees. If you cover more than one county, click on the county name at top of first page and that will take you to other counties you cover. If fees are incorrect, contact Notary Vendor Oversight.

They Don’t refer to your fee schedule only that you accepted an offered fee. Be aware it’s an AI program not a human.
@johnsonps306 – That’s interesting, johnsonps306. My confirmations with Amrock are always what my fee schedule with them states. That holds true for blasted offers and when they actually call me with an offer. Guess I better keep an eye on them just to be sure.
While Amrock usually updates fee schedules correctly, they failed to update mine. They advised me to revise my fees in the vendor profile, but my new fees exceeded their system threshold, system directed me to contact management. The representative said my fees were too high due to market oversaturation and warned that updating them would reduce my chances of getting offers. For me it just isn’t economical to work at these current low fees. My goal is to run a sustainable profitable business. I am now in the stage of negotiations with Amrock to implement my fee schedule into my profile. It’s my hopes that Amrock will correct the problem. Yes, it’s very important to keep an eye on them.
Currently in negotiation with Amrock on this matter. I have already talked with about four different people. I am not sure if each individual is properly documenting their computer database. It’s seems they are being overwhelmed with phone call volumes. Feels like Amrock needs to hire more people to handle the volume of calls they are receiving.
If you’re being shuffled around that much, time to ask to be escalated to a supervisor. Just my suggestion since I don’t have the patience to repeat myself so many times.
They used to be very responsive and on top of everything, but have been deteriorating badly for the last couple years. However, they have always blamed the notary for anything that went wrong: late docs, wrong docs…notary’s fault. We parted a few years ago over the same thing you’re experiencing. Funny, tho’, I still get 'em thru SS at–and sometimes, even above–my ‘old’ fee schedule with Amrock.
Interesting. Maybe they are completely different from every other service. They told me there are too many mobile notaries in my area and if I don’t do RON - oh well. So I’ve only done a couple for them when they had transactions they put out on snapdocs instead. Which hasn’t happened in forever.
I could be wrong about Amrock (shocking). But signing order and others? Orders are not confirmed according to a fees page, rather by what you accept. Because I have a standard fee schedule set up with all of them.
I had so many issues with AMROCK I said enough and I did signings straight from title. I hussled daily to title companies and cut out the 3rd party. Title sending them the documents and then they send to you. You do all the driving, printing and uploading and they make money off you. I decided not even as a filliller could I use 3rd party again.

However, Amrock is also a title company. They do it all: property title, valuations and settlement services; plus mortgage services through Rocket and they also offer real estate services.
Yes, dealing directly with vendor management is the way to go.
Amrock almost have corrected the fee schedule matter. Still have to get back with Amrock to address some discrepancies that were not resolved. Wonder if I could bill Amrock for the amount of time I used for addressing this matter like attorneys do for billable hours?
My experience is that signing companies and others i work with dont pay any attention To your unloaded fee. They tell you what they will pay and you accept, reject or counter. Ive rarely had success in countering. They give it someone else who works cheaper.
This has been interesting reading because I have never had issues with AMROCK. My new fees which were updated in January were accepted and since them, they have been the ones issued on all assignments.
Im curious, were you paid in full for the original visit? Not just a print and travel fee?

We invest money upfront in operating and labor costs to provide services to title and mortgage lenders. However, if the loans do not close, Amrock action has indicated that payment decisions are at their discretion. It appears there may be an assumption that such decisions will not be contested. For smoother business operations, it would be beneficial to establish clear terms that ensure full payment for completed services, irrespective of the loan closing outcome.
As of now, I will only receive payment for print and trip fees. I am contesting this decision and awaiting their response. Communication with Notary Vendor Oversight is exclusively through email, which seems intentional but provides a “paper trail” if needed for further action.
