I haven’t had a SunWest package in a long, long time. Yesterday, I accepted a blast signing that came through RocketClose. It indicated the client as Ikon Real Estate. Since it wasn’t a Rocket loan, I knew I’d be printing 2 sets of packages. Not a problem. My base fee with Rocket is $200.
When docs are finally accessible – after 5pm my time – VOILA! 215 pages (mixed sizes)!! As I was prepping docs, I noticed the lender is SunWest. They’ve always had large packages. There were several docs that are duplicates. No, there’s no appraisal included (thank God!). And, I only had to replace 3 notarial certificates for compliance. So, I’m carrying what feels like 2 volumes of encyclopedias this morning.
This is only intended as a warning to newbies. Get familiar with the various lenders and their packages. SunWest and Bank of America are typically large packages. Price your services accordingly - to cover your time and supplies.
No, I did not request a fee increase. I’ve been doing A LOT of IPENs and hybrids for Rocket this month. IPEN = no printing. Hybrid = very small package, usually less than 50 pages. RocketClose = usually less than 100 pages and all Rocket packages requires printing only 1 set. Given these parameters, I figured it evened out in this morning’s case.
Yes, they do. BUT either you have to be the cheapest OR they have to be desperate as they will hold you to whatever you accepted. Yoli plays it smart. Another thing I’ve noticed is (and this IS crazy)–sometimes I get ‘Rocket’ offers thru an SS…and then you can negotiate up. I’ve had more’n one where I get a better fee that way than if Rocket had contacted me directly. Rocket was a sweet deal when you knew it was a Rocket loan. But when they started handling other Lenders, they still want ‘your stated fee’…whether you’re printing/presenting/notarizing their 90 pg/3N pkgs OR a beast liike the SunWest noted above.
Do you like doing IPEN for them? I’m only on translation one’s as I couldn’t carry my notary bag and laptop bag + crutches. But they’ve asked if I have my RON and Ive declined. As a an additional signing option I am thinking about trying with one company. I get quite a few direct so really considering while we’re seeing the lull before the spring storm.
I love doing their IPENs! However, keep in mind you still have to take your own device (laptop or tablet) and journal. That may be difficult if on crutches. I don’t know where you’re located but if you’re RON commissioned, that may be your best bet while on crutches.
