Approaching Titles/Escrows U worked for Through Signing Co

I am ready to venture out and go directly to Escrow/Title Companies. If I have already done a signing through a signing company that I now want to go directly to, will there be a conflict of interest? Can I get sued? Or is there a waiting period? There is one I have seen signing offers for, but I have never accepted any from them. How do I handle this?

Depends on whether or not you signed a Non-Compete Agreement with the signing service - which many times, the Non-Complete language is included in any signup package you sign and submit to get in their database. Have to be careful what you sign when you sign up with them.

Yes, it’s a conflict to do that, and unethical; you’re basically trying to solicit their clients away from them - and they frown on that.

What does the laws in your state say about, non-compete.

Title may have a good relationship with SS and tattle on you; then both will not call you as you’ve ‘shown your colors’. Beware.

So if I have done a signing for Old Republic through The Closing Group, I should not apply to Old Republic’s Signing Service? I was just about to do that, not because I did one job from them but because I am going through the list and signing up with everyone with a 3 stars or more.

It’s frowned upon to market to Title or Escrow officers of the signing services. They all talk and will blacklist you. Bad practice.

The whole situation has gotten so commingled that sometimes I’m not really sure who is the ‘hiring party’. Recently a certain SS/platform was bought by a TC, who now schedules other TC thru the SS platform. And then there’s SnapDocs
a platform with its own database of notaries that any SS or TC can pay/use to hire any notary they want.

I would leave it up to the title company that hired you through the signing agency if they want to contact you directly in the future. I always aim to leave a good impression either way. But sometimes I’m contacted directly by a title company and those are the ones you want to build a relationship with.
