Home loan build

I need an average price for a home loan build signing quickly please…

I price the same way I price anything The only transaction I do that I charge more for is a reverse mortgage. Everything else there’s a flat fee.

Factors I consider when setting a loan signing price: page count, notarization count, # of signers, # of borrower copies, time of signing (had one at 10pm), travel distance, location of signing (airport, hospital), toll-road fees, etc. Any type of loan signing can fit in your parameters.

@cheryl_1_angel I’m going to say this because nobody else will: what you’re experiencing is part of learning this business. It can be hit or miss. We don’t know your area or the details of the order, so it would be unfair for us to try to price your opportunity. Here’s my suggestion, start with the number of notarial acts based on your state’s statutes allowable fee. Count the cost of what it cost you to print the document package (toner, paper, printer usage, and labor). Don’t forget to include your milage and signing time at the table. Hope you find this suggestion helpful.

@cfletcher :sparkles: Excellent Point! :sparkles:

A good place to start would be the Notary Cafe thread that delineates within it the Guideline For Creating Your Schedule of Fees.

100 bucks within 20 miles

But you have to keep in mind that what other people charge doesn’t have a whole lot to do with what you should charge there will be people that say I don’t charge enough and tell you why and think it’s a community discussion about what people should charge that’s not how this works. I generally know what I need to charge to turn a profit and that’s what I do, but I believe it’s a very regional thing.

AI Overview

For a full home loan or mortgage closing package (often called a loan signing), a Notary Signing Agent typically charges a flat fee between $75 and $200, depending on the package type, complexity, and travel distance. [1, 2, 3]

Typical Flat Fees for Loan Signings

  • Standard Refinance / Purchase: $125 – $175
  • HELOC or Simple Closing: $75 – $100
  • Reverse Mortgage / Complex Package: $200 – $250+
  • Long-Distance Travel: $400 – $500+ for extreme distances (such as 250-mile round trips), as users on Reddit consensus-agree to account for time and vehicle wear. [1, 2]

How the Pricing Works

  • Flat Fee vs. Per-Signature Cap: While individual state laws limit standard notarization acts (e.g., $15 per signature in states like California), loan signing agents charge a comprehensive flat fee. This covers printing double-sided documents, travel, meticulous organization, tabbing, and dropping off packages at a FedEx/UPS or title office. [1, 2]
  • Who Pays: If you are the borrower, this fee is usually paid directly by the title or escrow company and rolled into your closing costs rather than paid out of pocket at the table. If you work directly with a title officer instead of through a third-party signing service, you may have more leverage to negotiate a higher split of the fee. [1, 2]

Thank you, I totally understand all the expenses entailed with signings I take, however, just a base line price is nice to know. My price I want to be competitive in order to win more bids.

@cheryl_1_angel thank you for posting your concerns. Performing market analysis and desiring to stay competitive in your area is very smart business practice. To be more effective, you may consider targeting your specific geographic local market. For example, what my fees in Florida will be totally different from what is acceptable or being charged in CA. The same premise holds true for being located in the same state, but different counties, or zip codes. Just my opinion, just giving you my “two cents”…

I understand that, however, I prefer to actually communicate with notaries and their experience. (I do sometimes utilize those, but not for everything…

It totally depends on your market. Signing agents in more rural areas generally getvpaid more, but their overhead is more due to distance and travel time. Bigger cities often have more competition so offers are lower. I know I’ve seen fee offerings decrase over the last 2 years or so.

I am rural and there’s been a big drop. And I know I was in a sweet spot but suddenly I am getting undercut by $15-$20. It’s why I don’t like talking about my fees.
