Linda, I wish I was doing 5 signings a day! But I get your point of the response, I may just do it for “sh*ts & giggles”!
I am very new and have only conducted 5 signings in the last couple of weeks, plus a few regular notarizations. I had one loan modification signing scheduled so far this week (for today) but that was cancelled due to non-responsiveness of the signer (has a screening type message on phone and didn’t respond to texts). I’m replying/accepting just about everything I get notified for when I get the text offers come in, but only seem to get the ones up in the Rockies that no one else wants for the fee offered, although I have countered a couple of times and I still got the signing! Anything closer to home and with a reasonable fee I seem to be sat in a blackhole!

You may have found your niche. Just be sure you’re paid well for the mileage/time involved.
You might even up your counter…you might just be in the drivers seat if your competition routinely turns the distance ones down…
